Sellers can still realistically expect 94% of their asking price (assuming it is priced according to the market) according to the market data from August 2010.  
 
The average days on the market is pushing 5 months, at 144 days.  Polk County of Oregon saw 6 acreage homes sell in the month of August, this is up 2 properties from July.  The average sold price of those acreage homes was $293,000, down 12% from July.  There are currently 111 active listings of homes with acreage in Polk county and just 5 … (1 comments)

Ok, I had to do it!  Squeeze in one last mini vacation before the weather turns bad.  My good friend Tiffany and I packed up my truck, loaded the horses in the trailer and headed about 2 1/2 hours from Salem Oregon to Whitefish Horse Camp.

Minor improvements were seen last month, starting with a 179 day average market time, practically a 2 month improvement over June. Sellers, 14 of them, received 96% of their asking price at an average of just $260,628.  However, there were 37 new listings taken in Linn County Oregon for the month of July, with an average asking price of $351,622.

All indicators in June pointed again to a buyer's market.  Average time on the market for homes that sold was 238 days, almost 8 months!  Fourteen Sellers did receive an average of 95% of their asking price, or $274,532.  There were 29 new listings added to the acreage market in Linn County Oregon, with an average asking price of $321,489.

July saw minor improvements for acreage property sales.  The average market time was just 126, barely over 4 months.  This is just about normal for our Marion County Market.
The average list to sale ratio held study from June, still at 94% into July.  There were fewer listings taken in the month of July, only 27 compared to 37 in June.  The average list price of those new listings dropped slightly to $462,018.  Again for July, 17 homes on acreage sold, with an average sold price of $329,070.  The average sold price … (0 comments)

With an average market time of 4.5 months for the homes that sold with acreage in Marion County Oregon, they sold for 94% of their asking price in June.  This ratio is down slightly from 97% back in May.  There were 37 new acreage homes in Marion County Oregon added to the market, with an average asking price of $489,362. Seventeen properties sold with an average selling price of $334,323.

July appeared to improve over the month of June. The Days On Market of the homes that actually Sold, fell to 120.  That's 55 days faster than June.  
The average List to Sale ratio incresed to 94%, good news for sellers! With 31 additional acreage homes listed in July, the competition continues to increase as just 9 acreage and horse property owners sold around Salem and Keizer Oregon in July.

Too hot to sell Oregon Horse Property today

As a multiple horse owner living in Salem, Oregon, I love to explore new trails.  While I haven't been to all of them, I have visited most around the valley and the West edge of the Cascade mountains.  I often meet horse owners who would like to get out and trail ride, but don't know where to go.  I have created a map of horse camps and trail heads around the Willamette Valley of Oregon.
