  I read an Article in the Philadelphia Inquirer yesterday written by Alan Heavens who has been writing about Real Estate for just about as long as I have been selling real estate.  The title of the Article is "Not Much of a Buyer's Market".  http://www.philly.com/inquirer/real_estate/42688487.html
I had to chuckle to myself when I read it because it brought to mind that so much of the understanding that people who are buying Real Estate is about "EXPECTATION".  Is a Buyers' Market when you can buy a house at a real inexpensive price?

buyers market: GREAT Houses for Sale in West Chester Area School District - 03/25/09 02:53 AM
Over the past two days I went out and about previewing properties in some of the BEST neighborhoods of the school district.   Was I ever impressed!  When you see an average of 20 houses a week in your business, it is not too often that you get impressed, but I am impressed with what is out there for sale.
I also checked the statistics of sales in our market area, specifically concentrating in the price range from $350 to $500K since that is the price range of nice single home in and around the borough of West Chester in the School District of West Chester.

buyers market: Waiting for the bottom????? - 03/23/09 05:03 AM
Last week, a long time client sent me an email.  "We decided to buy a 2nd home in a resort, my wife is so excited"  (they have 4 children and I knew them as newlyweds). 
He asked if I could refer him to a Realtor and even gave me the name of the brokerage firm that they know is in the area they want to "look" (and perhaps purchase).

buyers market: Whats Happening in the WEST CHESTER market - STATISTICS - 03/09/09 01:32 PM
I go by statistics, do you?
I just looked at the fourth quarter statistics for our area and it is very interesting.
West Chester has 3 zip codes.  19380, 19381 and 19382.
Here's a question.  if there are 3 zip codes why is it that there are no statistics for sales reported in 19381, I have no idea.
However, in the report looking the last quarter of 2009 the prices of homes in 19380 are down 3.23% and in 19382 they are down 9.29%.
The average days on the market are 83 days for 19380 and 94 for 19382.

There's a theory that has been around for a number of years called CASH FLOW the property.  What that means is when it is cheaper to own rather than to rent the MARKET is poised for improvement.
Follow me on this one.  I find a condo in my market are for 180K.  I have saved and saved and I have a down payment of $36,000.  (that's 20% down)
I need to borrow $144,000 to live in the house.
The payment for a mortgage of $144K at 5.5 % for 30 years is $817.92.  If I try to rent something like this … (0 comments)

Now that I have had my glass of wine I can reflect on this last week of March......its spring, the spring market in Real Estate.  Ok.  this is what happened, 3 Buyers and only 1 got the house they want.
In Chester County, this is the market......It is a nice house, it is priced right, it sells, it has more than one Buyer.
The properties that are priced right sell quickly and ironically, not for asking price but close, very close.
