Wow, where did all the Buyers come from? who opened the flood gates!!! So good to see that there is a lot of activity and people are starting to think about moving. I know all of my collegues are busy too, I have an offer in for one of my clients and we are competing with two others. We are seeing a real spark in activity. Lots of great properties for sale, must be priced right for the market with so much competition. I read an Article in the Philadelphia Inquirer yesterday written by Alan Heavens who has been writing about Real Estate for just about as long as I have been selling real estate. The title of the Article is "Not Much of a Buyer's Market". http://www.philly.com/inquirer/real_estate/42688487.html I had to chuckle to myself when I read it because it brought to mind that so much of the understanding that people who are buying Real Estate is about "EXPECTATION". Over the past two days I went out and about previewing properties in some of the BEST neighborhoods of the school district. Was I ever impressed! When you see an average of 20 houses a week in your business, it is not too often that you get impressed, but I am impressed with what is out there for sale. I also checked the statistics of sales in our market area, specifically concentrating in the price range from $350 to $500K since that is the price range of nice single home in and around the borough of West Chester in the School District of West Chester. I go by statistics, do you? I just looked at the fourth quarter statistics for our area and it is very interesting. West Chester has 3 zip codes. 19380, 19381 and 19382. Here's a question. if there are 3 zip codes why is it that there are no statistics for sales reported in 19381, I have no idea. However, in the report looking the last quarter of 2009 the prices of homes in 19380 are down 3.23% and in 19382 they are down 9.29%. The average days on the market are 83 days for 19380 and 94 for 19382. So, to

There is something to be said for a walk outdoors on a cold and crisp day. Especially if you have a view of a body of water. Ok, I don't live in a resort area but when I take a walk I get to see the reservoir from the park and it is my waterview "fix". There's a theory that has been around for a number of years called CASH FLOW the property. What that means is when it is cheaper to own rather than to rent the MARKET is poised for improvement. Follow me on this one. I find a condo in my market are for 180K. I have saved and saved and I have a down payment of $36,000. (that's 20% down) I need to borrow $144,000 to live in the house. The payment for a mortgage of $144K at 5.5 % for 30 years is $817.92. If I try to rent something like this

Real Estate slows down over the holidays, NOT!! I am meeting with some people who are moving to the area from Vermont tomorrow and the house I am selling has someone looking at it too. Recently I had the pleasure of having a client couple over my house for dinner on a Saturday night. This couple moved to the area from upstate Pennsylvania in March of this year. Ok, I was just playing around on some google searches and I like to eat. and who doesn't????? What a great website for "foodies" http://www.westchestermenu.com/ Also, on http://www.frequentfoodies.com you can get coupons. Also, went out to lunch on Friday with some "Out of Towners" to Limoncello. They have a fabulous buffet lunch for $8.95 including drink of the best italian food I have ever tasted! The meatballs were definitely home made.

This is the Old Fashioned Christmas Weekend in the borough. The parade where Santa makes his appearance is 6:45 Can't wait til then. I will post photos because i will there, camera in hand, bundled up and ready to eat chestnuts from the open fire. Carolers on the street corners and a real good time sipping the flask and people watching. Meeting a lot of friends on the court house steps. I can't wait.

This morning I woke up, the weather was perfect and I looked at the schedule. For the first time in a while I didn't have anything pressing on the schedule and ......... A Road Trip, why not take a road trip for the day. Today I drove with two friends to Galena MD and Chesapeake City. Lunch overlooking the water on the C and D Canal. One hour and I could be on a sailboat on the Chesapeake Bay. That's why it is so nice to live in West Chester, PA Another reason, It takes an hour and a half to get to Atlantic City
