Three mornings each week, I start my days with a brisk walk with friends through Crestwood, the neighborhood where I live. And the great thing, other than the benefits of a little exercise, has been watching the changes in the gardens as small plants started last spring grew big and lush over the summer.  
Almost every block, somebody has to stop, pull out an iPhone, and snap a shot of something, either funny, like the picture below – it makes me smile every time I walk by:

washington: A "Significant" Snowfall - 02/16/15 12:22 PM

This evening, Washington, DC had it's first "significant" snowfall of the season.  And we are supposed to have a bunch more tonight.  And it's very cold and I have a frozen pipe in the basement, but then I saw a post that George Souto's latest post  showing a bit of front in his mustache!  And in his post, he talks about how things could be worse - he could live near Boston where it's even colder! 
What we have so far doesn't show down showing.  But a bunch more could make it more challenging!

Whenever I'm working with buyers who find a place they love at a price they don't, I don't always suggest that we just keep looking - especially in this Washington, DC market, which is getting a little bit quirky.
While some sellers list their homes with visions of multiple offers and selling prices over what they are asking, this scenario has become the exception to the rule.  And most of the sellers I'm running into are at least somewhat willing to negotiate with a qualified buyer who comes in good faith with a reasonable offer on their home.

There is a condo building right across the street from the National Cathedral, and in my three decades of selling houses and condos in DC, I'd never been inside - until yesterday.  I decided to drop by a broker's open that Century-21 Redwood's Christopher Sanders.  He'd listed a two-bedroom, two level unit on the front, overlooking the cathedral.  And when I stepped out on the balcony, I was kicking myself for not having my camera.  So I took this shot with my iPhone.

It's a pretty place.

When I first became a dog person, it was hard to find a place where my puppy could run off leash - other than my own back yard.  While there were some popular running places in Rock Creek Park, there were a group of buzz kill guys we referred to as "Officer Friendly" who would sneak up and write tickets if they caught someone whose dog was off leash.

Washington, DC's Cleveland Park continues to be the neighborhood of choice for people who want to be able to walk a lot.  
It sits between two major traffic arteries, Conncecticut and Wisconsin Avenues, both of which have many shops, theaters and restaurants.  The Cleveland Park Metro makes a commute to a downtown job easy, and many of the neighborhood children walk to neighborhood public and private schools.

If your idea of a luxury home in DC isn't a house with a yard, you are in luck.  There are currently 50 condominiums and cooperatives for sale in Washington that are priced at over $1million, to a high of $5,690,000. 
Most of these units offer generous space, large terraces and balconies, and the latest in bedrooms and baths.  Some are, I think, are good values, while some are priced optimistically.  But most are interesting possibilities for buyers who do not want to take on the responsibility of owning a house.

washington: Washington, DC Active Rain Meet Up Hosted by Willie the Labradoodle - 04/10/13 03:13 PM
When I woke up very early Wednesday Morning, I knew it would be the perfect day for an Active Rain meet up.  The sky was a bright and clear blue, the scraggly pear tree in my jungly back yard blooms for about a day each year, and there is was with blossoms.
Then I opened the door to the hallway where Willie the Labradoodle was curled up, eyes closed, and smelling just terrible.

washington: The Barely Blossom Festival! - 04/07/13 04:14 PM
Washington is still crawling with visitors from around the country who came miles and miles to see our national treasure - the cherry blossoms.  And this afternoon, I joined them. 
When the festival began in late March, the cherry trees were bare.  We're now into the last week of the Cherry Blossom Festival, and while a few of them are beautiful (they call them the harbinger trees - they bloom eight days before the rest - most of them are barely there. 
By mid week, we are hoping that the rest of the trees will be in full bloom … (12 comments)

washington: This Is What It Felt Like Today In Washington, DC - 01/30/13 12:45 PM

Today, it was gray and cloudy and, later in the afternoon, a little rainy.  But the temperature was warm enough to sit at a sidewalk cafe for lunch.  It was so warm, it could have been late April, when there are cherry trees all over Washington in full bloom, oh and at the Tidal Basin. I, for one, can't wait.

washington: It's Almost Leaf Time - 10/14/12 01:04 PM
This afternoon, I headed out to look for signs of the changing seasons.  And that would be trees changing color.  I though I need go no further than Rock Creek Park, just a few steps from my house.  But the park's trees are still mostly green.  So I headed for the C&O barge canal and the Potomac River near Chain Bridge.

We parked along the canal (pictured above) with a few bright red leaves. Then we walked across Chain Bridge toward Arlington, Virginia.

Washington, DC's  Building Height Limits?  Blame it on the Cairo!
Back in the 1890's, the people of Washington watched The Cairo, Washington's first skyscraper apartment building, going up.  And they didn't like it.  Not one bit.  It was way too tall!  They were outraged!  And there were demands that Congress do something!
And so they did.
The result was the Heights of Buildings Act of 1899, revised in 1910. 
And to this day, the city of Washington has a pretty low skyline.  And the Cairo towers above it's neighbors in the Dupont Circle neighborhood.

I took this photo from the tea room area of DC's National Cathedral. 
On any trip to Washington, the National Cathedral is a great place to visit.  The church itself is amazing.  So is the gift shop - a great place to stock up on gargoyles.  But don't miss the tea room!  It's a quick elevator ride to the most spectacular views of Washington from anywhere in the city.

washington: Washington, DC's Forest Hills: 2011 Market Report - 01/31/12 03:55 PM
If you like woods, you'd love Forest Hills.  And if you like to be near great restaurants, book stores and other fun, you'll really like Forest Hills.  It's a neighborhood just north of the Van Ness Metro station east of Connecticut Avenue.

The homes in this neighborhood are quite spectacular.  One even has it's own ballroom!
Here is the basic sales data comparing 2011 with the prior year:ore homes sold in 2010:
More homes sold in 2011, and they sold in much less time than in 2010.  But the prices tended to be lower.

One of the things I love about selling old houses in Washington, DC is detail.  I to this photo, for example, at a very old house at 1 Logan Circle that is now amazing condos.  And as I was leaving, I was struck by the beauty of the staircase.  Some artisan sometime during the 1800's crafted this beauty, and it will remain stunning well into the 2100's.  Now if they could preserve women of a certain age this well...

washington: Washington, DC Winter Weather: We Got a Bit of Snow - 01/12/11 10:01 AM

It wasn't a whole lot.  Just enough to make the ground white and blow around to the sides of some of the trees.  It did not close down anything in the city.  By the time I woke up, the streets throughout Washington, DC were completely clear.
So this month, we are not complaining about the Washington, DC winter weather.  These storms seem to be dumping the white stuff to the south of us, then waiting until they are further north before turning into a serious blizzard.
