I've done some digging in the Naples Real Estate Market to try to find out what is really going on with Short Sales & REO's as it relates to the following questions.
Is there another wave coming through & if so when and how small or big will it be? How many seller's are still in trouble or behind on their mortgage payment? FORECLOSURESThe number of failing mortgages in Florida continued to rise in the second quarter, according to the latest Mortgage Bankers Association survey. In Florida, the percentage of home loans in foreclosure was higher than in any other state and almost double the national average. foreclosures: Foreclosure Stats in Naples - 08/27/08 12:59 PM
Thru July of this year, there have been 3,754 closings in Sunshine MLS, in the specified areas. So as you can see by the numbers below foreclosure are not the majority of sales taking place in Naples.
Only 163 of these were foreclosures, which is a very small number as compared to what media reports would lead one to believe. (4.3%)
45% of the foreclosures were in Golden Gate City and Golden Gate Estates, so there are only 90 closed foreclosure sales in ALL other areas.
84% of the 163 foreclosures sold at $300,000 or less, so it is primarily confined … (0 comments)
