WHAT ENCOURAGES OUR GUESTS BID ON OUR LISTINGS?SIZE?LOCATION?PRICE?ORVALUE?I'm voting for value!~~~~~~~~~~~~~~~~As a home stager who has turned many a sow's ear into a silk purse, I can't change the size, can't change the location, and rarely can I change the price (but I certainly affect the final selling price). So if all of those things remained the same, why did a listing with considerable market time go into bidding war within hours/days of my staging?The answer is that our staging revealed the value of the property. THIS LITTLE GIMMICK IS GREAT FOR VISIBILITY IN THE REALTOR'S BREAKROOM! ~~~~~~~~~~~~~~~~~~~~~~~ We like to keep our company name visible by supporting a variety of charity events. Golf Tournaments, Cocktail parties, Balls, and other special events all serve up some kind of liquid refreshment. So to add another layer to our visibility program, we provide bar napkins with our logo imprinted upon them. Generally, we make a donation so that our logo appears on the invitation or somewhere in the program (sometimes both). EVERYBODY'S GOT A BASEMENTIT JUST MAY NOT BE UNDERGROUND!Back in New Jersey we had a basement. My neighbors had a basement, everybody I knew had a basement! I also had a walk-in attic (great fun for kids). But of course my house was built in 1910! GOT A PANTRY PROBLEM?Stagers never have problems, we just have another opportunity to utilize our creative genius!This is kind of a companion blog to the 'Closet Case' blog that I posted yesterday. This is a great trick for newbie stagers, because it creates a lot of impact without a tremendous amount of inventory. Staging a pantry is a trick that I utilize in a vacant home, but certainly, staging a lived in pantry is equally important. Maybe a lightbulb isn't headline news, but poor lighting is chewing up equity all over North America, and it's home stagers to the rescue!!!!Poor granite, poor hardwood floors, poor chrome, poor mirrored surfaces, you're being neglected, ignored, and otherwise overlooked.It's time to bring the halogen bulb out of the closet (although in the Master Closet, I can't resist seeing track lighting).America is underlit, and with fabulous resources for inexpensive, attractive task lighting, there's no reason for this to continue. Professional home stagers can make even the slowest producing Realtor into a Real Estate hero! Realtors very rarely utilize any salesmanship on the potential buyer. Their sales skill is utilized in 'buying the listing'. Back in the 80's when my mother was a Realtor, she would actually 'show' a house. A buyer would call their agent, the agent would check MLS, contact some friends in the business, and a house would actually be sold through the joint efforts of the listing agent and the buyers agent.
