katy home staging: HOUSTON REAL ESTATE: VALUE V. PRICE, WHAT MAKES THEM BID? - 04/26/08 10:38 AM
WHAT ENCOURAGES OUR GUESTS BID ON OUR LISTINGS?SIZE?LOCATION?PRICE?ORVALUE?I'm voting for value!~~~~~~~~~~~~~~~~As a home stager who has turned many a sow's ear into a silk purse, I can't change the size, can't change the location, and rarely can I change the price (but I certainly affect the final selling price). So if all of those things remained the same, why did a listing with considerable market time go into bidding war within hours/days of my staging?The answer is that our staging revealed the value of the property. Our staging technique evoked subliminal messages in our guest's minds, that told them to buy … (2 comments)

katy home staging: THE BAR NAPKIN GIMMICK! - 03/30/08 01:32 AM

THIS LITTLE GIMMICK IS GREAT FOR VISIBILITY IN THE REALTOR'S BREAKROOM!
~~~~~~~~~~~~~~~~~~~~~~~
We like to keep our company name visible by supporting a variety of charity events.  Golf Tournaments, Cocktail parties, Balls, and other special events all serve up some kind of liquid refreshment.   So to add another layer to our visibility program, we  provide bar napkins with our logo imprinted upon them.
Generally, we  make a donation so that our logo appears on the invitation or somewhere in the program (sometimes both).  After receiving approval from the hosts of the charity event, we then supply the caterer with bar napkins.   As anyone who's ever hosted one of … (10 comments)
katy home staging: THE TEXAS BASEMENT TRICK: Yit agin: a gimmick! - 03/30/08 12:11 AM
EVERYBODY'S GOT A BASEMENTIT JUST MAY NOT BE UNDERGROUND!Back in New Jersey we had a basement. My neighbors had a basement, everybody I knew had a basement! I also had a walk-in attic (great fun for kids). But of course my house was built in 1910! Most of America is built on slabs, and basements are a novelty in many areas.I was touring a home, someplace, somewhere in Texas, and it too, was built on a slab, but there was tons of storage space in this shack! The very clever Realtor (see, I can write something nice about Realtors), posted a … (2 comments)
katy home staging: Realtors beware: 50 year old Home Stagers = menace to your sales ?? {G} - 03/29/08 11:02 PM
Ahem,
RE: 50 year old stagers.........
As a person who is careening towards his 50th birthday, I must take umbrage at the following post:
".....said it looked like his mom's house!
He was 26 and my stager is 50 yrs old. Yikes!"
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
Dear Whippersnappers:
Are we 'yikesing' about how marvelous it is that some decrepit 50 year old, is able to ween themselve from the Geritol for a few minutes to come place crocheted toilet tissue covers and call it a staging???
Possibly I see the situation in this light:  This 26 year old twit (no offense to the 26 year olds -and no offense to the … (7 comments)

katy home staging: PANTRY PROBLEM? Another, staging opportunity! - 03/24/08 08:59 AM
GOT A PANTRY PROBLEM?Stagers never have problems, we just have another opportunity to utilize our creative genius!This is kind of a companion blog to the 'Closet Case' blog that I posted yesterday. This is a great trick for newbie stagers, because it creates a lot of impact without a tremendous amount of inventory. Staging a pantry is a trick that I utilize in a vacant home, but certainly, staging a lived in pantry is equally important. A house that I recently owned was very nice, but the wow factor for every visitor was the pantry. Can't tell you how many friends … (8 comments)

katy home staging: SAINT JOSEPH'S STATUES & HOME STAGING = SOLD(?) - 03/20/08 12:33 AM

As we approach the Easter holiday, it seemed the Saint Joseph statue seemed to be an appropriate topic.
So let's ask the question:
How many folks know about Saint Joseph statues (as applied to Real Estate)?
Real Estate Professionals of all faiths are utilizing Saint Josephs statues. Briefly explained, the seller acquires an inexpensive statue of Saint Joseph and buries it head down by the front door of their 'for sale' property! Whether you face it to the street, or you face it to the front door, is a topic for discussion
(I invite everyone's opinion on this).
I do know (from personal experience) … (18 comments)

katy home staging: TURN ME ON BABY......How a lightbulb changed my life! - 03/11/08 11:39 AM
Maybe a lightbulb isn't headline news, but poor lighting is chewing up equity all over North America, and it's home stagers to the rescue!!!!Poor granite, poor hardwood floors, poor chrome, poor mirrored surfaces, you're being neglected, ignored, and otherwise overlooked.It's time to bring the halogen bulb out of the closet (although in the Master Closet, I can't resist seeing track lighting).America is underlit, and with fabulous resources for inexpensive, attractive task lighting, there's no reason for this to continue. When Macy's wants to sell something, they turn up the wattage and utlize halogen bulbs (the kind that look like car headlights). … (3 comments)

katy home staging: Katy Realtors: Home Staging & You = Increased Selling Price, and Shorter Market Time! - 03/08/08 11:45 AM
Professional home stagers can make even the slowest producing Realtor into a Real Estate hero!
Realtors very rarely utilize any salesmanship on the potential buyer. Their sales skill is utilized in 'buying the listing'. Back in the 80's when my mother was a Realtor, she would actually 'show' a house. A buyer would call their agent, the agent would check MLS, contact some friends in the business, and a house would actually be sold through the joint efforts of the listing agent and the buyers agent. The computer has totally changed the way buyers and Realtors do business.
Today, the listing … (2 comments)

katy home staging: Realtors + Home Stager = $$$$$ - 03/08/08 11:22 AM

Dear Readers:  As the author of this blog, I have been spent this rainy Monday in Houston in a defensive mode.  I would urge you to read through the comments that have been provided by various bloggers. I truly fail to see how the arguments posted, enhance your Active Rain experience, but the negativity continued throughout the day, and who am I to deny you the entertainment of this *itch session <G>!
I've been implored to make this a private blog. Had I started this disagreement, I would happily privatize this petty squabble.   However, I think it's important for the public to view these spews, they … (9 comments)

katy home staging: How to find the best home stager......! - 03/07/08 12:10 AM

HOME STAGING IS A MARKETING AND MERCHANDISING TECHNIQUE THAT UNLOCKS THE HIDDEN EQUITY OF A SELLERS HOME!!!
But finding a qualified home stager can be very difficult. Most decorators have expanded their business to include home staging.  Home staging isn't about decorating, after all, decorating is what we do to personalize our homes.  Remember a home is where we live, as soon as the sign goes up out front, our 'home' is now a house.  Because: "A home is where we live, a house is what we sell..." Barb Schwarz Founder/CEO Stagedhomes.com!
I personally started as a self-annointed home stager after many years in the … (1 comments)

katy home staging: Katy Home Staging: What's this gonna cost me? - 03/06/08 11:54 PM
WHAT DOES HOME STAGING COST? (edit/delete)
HOME STAGING REPRESENTS AN INVESTMENT, NOT A COST!
HOME STAGING CAN ACTUALLY ADD SUCH SIGNIFICANT VALUE TO A PROPERTY, THAT IT MOST OFTEN PAYS FOR ITSELF.
WHAT ARE THE CARRYING COSTS OF AN UNSOLD HOME?
WHAT IS THE COST IN STRESS OF AN UNSOLD HOME?
HOME STAGING PRICES VARY BETWEEN MARKETS, AND OFTEN TIMES DEPEND ON THE QUALIFICATIONS OF THE HOME STAGER.   DON'T BE FOOLED BY HOME STAGERS WHO PRESENT YOU WITH A PORTFOLIO OF MILLION DOLLAR HOMES, OR A PORTFOLIO OF PRETTY INTERIORS.   CERTAINLY PRESENTATION MATTERS, BUT WHEN IT COMES DOWN TO IT, ASK YOUR STAGING PROFESSIONAL: "HOW … (0 comments)

katy home staging: Katy Real Estate: What does Klutter Kost? Houston Home Staging answers...... - 03/06/08 11:42 AM
Clutter can cost you thousands of dollars when you're selling your home!!
Bottom line: clutter eats equity!
Table tops that have more than one item on them detract attention from what you're selling!   You're selling a house, not your knick-knacks.  We've watched people take weeks to prepare for a yard sale (where they'll probably net $100), and yet these same people spend only hours preparing their house for sale.
Anything can become clutter:
Overgrown bushes = clutterFully decorated dining room tables = clutterPersonal photographs = clutterClosets filled with old clothing = clutterGarages filled with paint cans and lawn equipment = clutterMantles are great … (1 comments)
