Every owner wants to keep good tenants in their rental home. Long term tenants that take care of the property and pay rent on time, are always ideal. As we know this is not always the case. Especially in a multi-unit complex it is imperative to weed out any bad tenants. One tenant not paying ontime can quickly lead to 3 tenants paying late, or not paying at all. If we make an example out of 1 resident it is more likely for all of them to stay in line.

We are not talking about apple turnovers or even cherry, our flavors are rental homes. The time spent flipping a rental home is always of the upmost importance. Each day a home or unit is unrentable, is another day of lost rent. It is important for owners to understand it is not always about getting 3 or 4 estimates and comparing the work to be done, but it is about chosing 1 or 2 bids, picking the most cost efficient and at the best price, and getting the work completed.

Rental properties are always vulnerable to break-in's and robberies when vacant. We always need to think ahead once a property has become vacant. Checking window locks, garage doors, back doors, and any other access point including crawl spaces can always leave a point of entry for an unwanted visitor.
This unwanted visitor could be a person looking to steal copper pipes, an appliance, or even carpet. The visitor could just be wanting a place to stay that night because it is cold outside, or running from authorities.

As we finish the January month we prepare for another winter month. Although you may not expect renters to be moving first thing in the new year, or during such cold rainy weather, but it seems as if the market has picked up a bit and there are as many, if not more renters that homes availabe. This is increasing our chances of finding a quality renter that can pay rent on time, and take care of the property. After all, that is what all owners dream of right?

As we embark on the new year we rememeber this past year in all of its glory. First off the "Droid" phones gave the Iphone a run for its money. Then the Ipad became popular but did not take long to be followed by all sorts of portable tablet PC's. Next came the second season of "Jersey Shore" an MTV show that brought fist pumping, laundry, and weight lifting to a new level. Listening to a radio show the other morning and heard them talking about Snookie, a female character in the MTV show "Jersey Shore." Apparantly MTV has built a ball for her to drop inside of for the New Years ball drop. Unfortunately the rest of the world is not a fan of this not so family friendly show and MTV was denied their request to put the actress insdie the ball at Time Square. She will have to go across the shore to New Jersey where she was born, to fist pump her way down on the night of the 31st!

As the new year approaches renter continually looking for that right price home in the right neighborhood for them. In fact applications have been flowing in more and more towards the end of December, which started as a slow month with very little new tenants and very little new owners.

Whith extra costs stretching everyones wallet a little further this month its hard to pay for everything we want. Needs and wants are challenged by presents that seem to be the latest technology, or the best places to eat, things families may not spend their money on during other months. It is imperative to have a working relationship with both tenants and owners and manage a rental home in the interest of our client, the owner. So, next time your tenant decides the new camera is worth paying rent a month late, maybe its time for a new tenant.

For years I lived in the Midwest where winters are cold, snows are deep, and blizzards were as frequent as evictions in California. As we approach the mild winter of Sacramento we still have to be cautious of pipes freezing, causing leaks throughout the house. In vacant rental we typically want to shut of the main water and run all water out of the pipes so they do not freeze, expand, and bust causing leaks and unnecessary damage to the home.

The up and down roller coaster of the real estate market continues into November. On average HomePointe rents 60 properties a month. As we prepare for the cold month of December we start to look back on the desolate homes left behind. My goal as a property manager is to rent a home within 30 days of vacancy. But through the beginning of this holiday season we have seen a slower renter market than prior months.

I was watching TV as this Halloween approaches and saw a special on a man that owned a home in Michigan. This island was supposed to be a haven for millionaires. This man decided to rent his home out. It had a seperate garage that was in water so he could pull his boat down inside.
 
This owner was not receiving rent and took 9 months before he could get the tenants to move out of the home. After he took possession he realized the tenant had been running a sex house in the property.
