I was watching TV as this Halloween approaches and saw a special on a man that owned a home in Michigan. This island was supposed to be a haven for millionaires. This man decided to rent his home out. It had a seperate garage that was in water so he could pull his boat down inside.
 
This owner was not receiving rent and took 9 months before he could get the tenants to move out of the home. After he took possession he realized the tenant had been running a sex house in the property.

Earlier this month I was on a lockout for an eviction at a property in South Sacramento. As I waited in the hot sun with the locksmith we talked about the process of an Unlawful Detainer and the history of this house. It took about 45 days to get this tenant out. A property manager act on behalf of an owner on a daily basis. To give proper service I see it as imparitive to communicate all decisions to the owner, as their agent.
I recently took a new account that has been on the market for upwards of 7 months. The front unit is rented but the back unit has been vacant, broken into, appliances stolen, the whole works. There are many things that an owner can do to make a property rent quicker. Not all of them are cost efficent or time effecient. It is good to know that the main needs of a renter come in the form of a clean, perferably updated kitchen, clean walls throughout, and a clean bathroom.

An analogy I like to use, is comparing property management to a basketball team. When all parts are oiled and working, the team wins. When things dont match up, the team starts falling apart, and the team loses, unless of course you are the undefeated 1976 Indiana Hoosiers.
Although we cannot always predict the future, we can practice and make mistakes and perfect our jump shot of screening tenants for our properties.
