What do I mean by this?
So many times buyers have an excuse not to do something right away..
It can be anything they can imagine in their heads to hold you off..
'I need to talk to my spouse" "I need to think about it" and so many more..
Never give them "TIME" ..
The minute you give them "TIME" they can now check out or talk to your competition..
Your closing ratio goes down drastically..
No matter what they come up with the question you should ask is "WHY"?
Just curious .. Why do you need to do xxxx?

I think we all get caught up in the during process thinking we are building a relationship..
THE TRUTH is there is no relationship until you close them and get them what they want..
When is the last time you got a referral from a buyer you showed houses to but didn't buy with you?
When is the last time you got a referral from a seller you didn't end up listing and/or sold their home?
The answer to those two questions is NEVER!
So what does this mean to you?
Simply your focus needs to be on CLOSING!

YouTube gets billions of views, so getting this right is a big deal. I see so many Realtors getting this wrong, I may have to talk about what not to do. Social media of any kind including YouTube will just eat up your time and energy if you don't do it right. So do not be mediocre...do something special.
Key things to do:
1- Have a WOW factor. Grab ATTENTION fast (the first 5 seconds is critical) and with something that makes people stop in their tracks and watch.
2-Be UNIQUE - Walking through a house saying "this is the master bedroom" etc. is better … (0 comments)

It is a disaster waiting to happen!
What do I mean by this..
Never lower your target when it comes to your income goals..
Never lower your target when it comes to the type of client you want to work with..
Never lower your target when it comes to the price range you want to work in..
I could go on and on but I hope you get the point..
Aside from business don't lower your target anywhere..
I speak from personal experience..
When I lowered my income goals I relaxed a bit and before I knew it made allot less money..
