Here's an update on the residential real estate market in zip code 20871.
A total of $10.9 million worth of homes and condos sold last month in Clarksburg, MD -- an increase of 32.28 percent compared to March of last year.
The median price of homes sold was down 12.81 percent in that same timeframe, the number of homes that sold was up 56.25 percent, and the time they spent on the market dropped by 47.93 percent.
So we're seeing a pattern here: More homes selling faster, but at a lower price than last year.

Here's the latest news on house and condo sales in zip code 20871.
A total of $6.4 million worth of homes sold in Clarksburg last month, which is an increase of 33.18% compared to February of 2009.
The median price of homes that sold was 15.76% lower than last year, but the number of homes sold doubled... and the average days on the market dropped by 68.24 percent.
This is a continuation of the trend we've been seeing lately: more homes selling more quickly than last year, but at a lower price.

Here's an update on residential real estate sales in zip code 20871.
A total of $4.4 million worth of houses and condos sold in Clarksburg during January 2010, which is an 18.21 percent increase over sales in January 2009.
The average selling price of homes was up 6.39 percent, and the number of homes sold increased by 11.11 percent during this same time frame.
In addition, the average days on the market dropped by 18.38 percent, meaning that homes sold faster than last year.

First, a 4-bedroom, 3 1/2 bath brick-front colonial is now under contract and is scheduled to close this month. It is located on Houser Drive and was offered at $555,000.
In addition, another home on Houser Drive has just sold and closed. It is a 4-bedroom, 2 1/2 bath property that sold for $529,000 and settled on January 19, 2010.

Here's some quick news on the Clarksburg residential real estate market.
The median price of homes sold in zip code 20871 is up 10.80% this October as compared to October of 2008, which is good news for home sellers.
So far this year it has been very much a buyers market, and this could be the first indication of a shift in the market back toward a sellers market. We'll have to wait to see if this is the beginning of a trend, or merely a statistical blip.

As of this morning, there are five homes for sale in the Clarksburg Heights neighborhood of Clarksburg, MD.
They range in price from $339,000 for a 4 bedroom, 3 1/2 bath townhouse on Havenworth, to $580,000 for a detached colonial on Fair Garden.
Four homes in Clarksburg Heights have sold and closed so far in 2009. The least expensive was a townhouse that sold for $307,000, and the most expensive was a detached home on Fair Garden that sold for $415,500.

clarkburg houses for sale: Clarksburg Homes Sales Update

For December, the average sold price of a home in Clarksburg, MD was $511,042, which is down by 4.79 percent compared to December 2007.
The total number of homes sold in our zip code was identical to last year, and the average days on the market was up slightly (by 2.61 percent).
So, as you might have surmised, homes are taking a bit longer to sell compared to last year.
The audited year-end statistics will be available in mid-February, and I'll be sure to provide that information the moment it hits.
