In addition, another home on Houser Drive has just sold and closed. It is a 4-bedroom, 2 1/2 bath property that sold for $529,000 and settled on January 19, 2010.

Here's a quick readout on what's happening in the real estate market for Clarksburg Village.
There are currently eight homes for sale, ranging in price from $339,000 for a townhouse on Robin Song Drive, to $629,000 for a detached home on Granite Rock Road. Additionally, there are two homes being offered for rent in the community.

Here's the latest on the residential real estate market in Clarksburg, MD.
During the month of December 2009, $7.8 million worth of homes sold in Clarksburg -- a 53.66 percent increase over December 2008.
The median selling price of houses and condos was $423,740, representing a drop of 6.94 percent compared to last year.
The big news is that the number of homes that sold increased by 90 percent compared to last December, and the average time on the market dropped by 61.86 percent.
Translation: more homes sold, and they sold faster than last year.

A total of $4,670,232 worth of homes sold in Clarksburg, Maryland during November, which is a 4.84% increase over the sold volume of November 2008.
The median price of the homes that sold in zip code 20871 was down 11.74% this November, compared to last November.
The big news is that the number of homes sold was up 40.00% and the average days on the market dropped by 39.02%.

There are now five homes under contract in the Highlands at Clarksburg neighborhood.
The list prices start at $426,900 for a five-bedroom, four-bath detached home on Frederick Road, up to $525,000 for a four-bedroom, 4 1/2 bath home on Commodore Lane. These homes are pending settlement and the actual selling prices have not yet been announced.
Nine homes have sold and settled in Highlands at Clarksburg thus far in 2009. The least expensive home was a townhouse on Brewers Tavern Way that sold for $312,000 with a $9,000 seller subsidy to the buyer, making the net selling price $303,000.

As of today, there are eleven homes that are under contract in Clarksburg Town Center. They range in price from a detached five-bedroom home on Grapevine Ridge that was offered for $600,000 to a three-bedroom condo on Catawba Hill Drive that was listed for $249,000.
Thus far, 27 homes have sold and gone to settlement in Clarksburg Town Center during 2009. The least expensive was a $235,000 condo and the highest selling price was $599,000 for a home on Burdette Forest Road.

I was pleased to see that the number of home sales in Clarksburg, MD has increased compared to last year. Specifically, the number of homes sold in zip code 20871 is up 66.67 percent for November 2008 compared to November 2007. The total dollar value of homes sold in Clarksburg was $4,454,490 this November in comparison to $2,829,140 last November, which is a 57.45 percent increase. The average selling price for a home was $445,449 -- down 5.53 percent compared to last year. The bottom line: More homes are selling in our neighborhood, but at a lower price. … (0 comments)
