The residential real estate market in Montgomery County, MD continues to favor buyers over sellers in most neighborhoods, including Clarksburg. The median sold price of houses and condos in Montgomery County for 2009 was down 13.92 percent compared to 2008, and the number of homes sold increased by 21.78 percent during that same time. As prices in our area have declined, the number of homes sold has increased... and the average time on the market for homes that do sell has dropped. A few days ago, I reported that the number of homes sold during September in Clarksburg, MD increased over last September. In looking at the bigger picture of Montgomery County, we see the same trend. A total of 768 homes sold in September 2008, a 31.73 percent increase over September 2007. The total sold volume was $351,771,293 -- a 17.98 percent increase over last year. The median selling price was down, indicating that more homes are selling in the lower price ranges than last year, and the days on the market average shows that homes are lingering for sale longer than last year … (2 comments)

The August statistics for home sales in Clarksburg have just been released from the Realtor database and I thought they'd be of interest to all. A total of $7.8 million worth of homes sold in Clarksburg in August 2008, which is an increase of 20.5 percent over August 2007. Seventeen homes sold versus thirteen last year, and the average price of those homes was down 8.19 percent. The average days on the market decreased by 8.16 percent in that timeframe. The latest statistics are out and they reveal that home sales in zip code 20871 reached $8,035,069 in July 2008 versus $6,982,368 during the month of July 2007. That's a 15.08 percent increase in the total value of homes sold in Clarksburg compared to last year. The number of homes sold totaled 15, compared to 14 in the same month last year, and the median sold price of homes was $452,500 -- down 7.14 percent compared to last year. The developer of Clarksburg Town Center has submitted a new site plan to the Montgomery County Planning Board. The developer, Newland Communities, envisions upgrades to the retail core, community landscaping, and the Resident's Club. These revisions arose because of the need to correct plan violations uncovered in 2005. Now the developer has until September to iron out the details with county planners and the Clarksburg Town Center Advisory Committee. Starting January 1, Montgomery County's Ride On bus service was expanded to offer free transportation anytime to seniors (65 and older) and persons with disabilities. The free service is also available on Metrobuses operating in the County. In July 2006, Ride On began offering free rides to seniors and persons with disabilities weekdays from 9:30 a.m. to 3 p.m. Now, they can ride free anytime that Ride On or Metrobus operates in the County.
