In a holiday-shortened trading week, mortgage markets tanked last week, casting doubt on whether the bond market's 7-month bull run will continue. Fears of inflation caused conforming mortgage rates to rise in Idaho. Last week marked the first sizable mortgage rate increase over the course of 7 days since April.

The Federal Open Market Committee voted 9-to-1 to leave the Fed Funds Rate unchanged within in its target range of 0.000-0.250 percent.
In its press release, the FOMC noted that, since September's meeting, the pace of economic and job growth "continues to be slow".  Housing starts are "depressed", income growth is "modest" and commercial real estate investment is "weak". (Ouch!)
With respect to its prior economic stimuli, the Fed deemed the recovery "disappointingly slow", while, at the same time, noting that growth will come.

The constant "doom and gloom" news reports might make you feel as if everyone is in foreclosure and that no one is buying any homes.  Of course, that is the farthest thing from the truth.  In fact, there are some very bright spots in the housing market.
Standard & Poor's/Case-Shiller 20-city home price index released today increased 0.6 percent in July over June. The national gauge of home prices ticked up in July for the fourth straight month.

A significant decline in jumbo mortgage rates (loans above $417,000) are helping to move some of the highest-end inventory.  Sales volumes of homes worth more than $1 million across the country are up more than 35% from this time last year according to the National Association of Realtors. Tax Credits May See Extension The home buyer's tax credit has been wildly popular. The Administration announced adjustments to Federal Housing Administration (FHA) programs that will permit lenders to provide additional refinancing options to homeowners who owe more than their home is worth because of large falls in home prices in their local markets. It appears that starting February 1st, 2010, HUD / FHA is going to loosen their guidelines pertaining to property flips.
THIS IS HUGE!!! According to HUD's Shaun Donovan, some of the restrictions will be temporarily lifted beginning February 1st to further promote home sales. Here are some basic guidelines we have been able to research:

Dec. 22 (Bloomberg) -- Sales of existing U.S. homes rose more than forecast in November, to the highest level since February 2007, a sign housing is gaining strength along with the broader economy entering 2010.
Purchases increased 7.4 percent to a 6.54 million annual rate from a revised 6.09 million pace the prior month, the National Association of Realtors said today in Washington. The median sales price declined 4.3 percent from the same month a year earlier, the smallest decrease since November 2007.

December 15, 2009 (The Bookings Institute) - Nationwide, the recession is technically over. Or at least that is the view of most economists. They note that real U.S. gross domestic product (GDP) finally expanded in the third quarter of 2009, growing at a 2.8 percent annual rate after four consecutive quarters of contraction. They point to a significant slowing of job losses in November, rising housing prices, and a slight downtick in unemployment as other positive signs.
