This week's indicators brought mostly mixed news for the economy.  Starts of new housing increased in the single family units, but declined in multi-units.  There is some concern that the starts may be year-end adjustment.  The Labor market continues to be up and down. The pace of growth continues slow and is expected to remain slow over the first several quarters according to the Wells Fargo Weekly Economic and Financial Commentary.

Over the past four weeks comparing new homes market areas in San Joaquin County, the week-to-week trend seems to remain the same.  The only "blip" is in Mountain House. 
Manteca has added two new projects during the month which increased available inventory.  Two weeks ago Mountain House added inventory which has been absorbed in sales within the two-week period.
Traffic patterns for the area projects remain lackluster.  Site representatives tell us that few agents are registering clients with the projects.  Sales, while not "off-the-charts" have been remaining steady throughout all projects at 10 to 12 per week.

Stockton tops production with an average of .67 sales per project followed closely by Tracy/Mountainhouse with .60 sales per project.  However, Manteca continues to lead the new housing parade in San Joaquin County with 12 reporting projects. 
Builders are continuing to struggle, both Regionally and nationally with a buying public that seems uncertain about homeownership markets, both new and resale. While Manteca continues to top the list in number of project (12) and available inventory (98), Stockton pushed the bar with registered sales (6) this week.  Even with four of the projects not reporting traffic, counts increased over last week.  For 2010, traffic to contract ratios is 28:1 in San Joaquin County with average weekly visits to projects sitting at 18.7.  The unsettled foreclosure debacle and seller hesitation in short sales makes the new homes market a clearer opportunity.

No new releases were added to new homes inventory in San Joaquin County this week.  On the plus side of economic indicators, both personal spending and income posted gains, out-performing expectations, according to the Wells Fargo Weekly Economic and Financial Commentary.  Consumers continue being concerned about employment and income forecasts.   Projections for income and employment six months from now both weakened, reflecting the slow economic growth expectation for the same time period.
