You can find plenty of articles about how changing appraisal practices have affected how homes are bought, sold, and financed.  What you might not learn until you talk things over with an experienced appraiser in an objective setting is how comparable sales information and the recording of it are also making a difference.
Scan your average MLS listing and see whether the listing agent has simply used the maximum character count allowed for the description, and for evidence that suggests hurried data entry selections. 
If the listing is suspect along those sorts of lines, how does that facilitate the appraisal process?  … (1 comments)

mls: Wow, I Bet That One Photo Will Get the Home Sold.... - 04/25/09 12:23 PM
Maybe it's a result of spending far too much time online, but tonight's read of the Columbus (Ohio) Board of Realtors' "In Contract" monthly magazine for April prompted quite a laugh.  Under the MLS News section, CBR members are warned that a photo (ONE...can you imagine!) is now a requirement for all listings....if an agent posts a listing without a photo, there's a $50 fine, and the MLS will then take a photo for the listing in question for between $10-15.  And an agent has only 15 days after the listing entry to add that ONE photo....such a burden, huh?
