ohio: Home Sales Strong in Columbus Ohio MLS, Other Positive Economic Signs - 01/26/10 02:00 AM
Per the Columbus (Ohio) MLS, reported home sales in the market during October-December 2009 were 24.3% better than in 2008 (1,464 vs. 1,314).  The average sales price of $157,130 was up almost 5%.
The overall inventory of available homes also decreased, along with days on market.
Total sales came to $230,000,000.  The Columbus MLS covers 87 "Areas" and various counties, both urban and rural; for details, see:  http://columbusrealtors.com/news.aspx   http://columbusrealtors.com/News/mlsareastats.aspx
An interesting economic sidebar story is the very strong attendance for this year's AAA Vacation Expo last weekend.  Pre-event estimates ran from 13-15,000, and rough reckoning from those on hand would appear … (0 comments)

ohio: Hocking Hills Winter Hike 2010 - 01/19/10 06:01 AM

Hocking Hills State Park Winter Hike 2010, attracted a Cast of Thousands...January 16, 2010....The 45th edition of the Hocking Hills Winter Hike, held annually on the third Saturday in January, attracted what's certain to have been one of the largest turnouts ever.  The parking lots were filled, and at times the line to enter the trail to Old Man's Cave stretched back almost to the Visitors Center.  But as you walked the trail and marveled at the natural winter artwork along the way, it was unusual to hear any discouraging words.  I'd comfortably estimate over 4,000, based on the fact … (1 comments)

ohio: Giving Thanks for November Home Sales in Ohio - 01/05/10 02:51 AM
Home sales in Ohio during November were up 31.2% over 11/09, with the average sales price up 8.1%.  While this certainly reflects first-time buyer activity, it also suggests that more distress inventory is leaving the market.
The news isn't all good, but of course you've got to keep things in perspective.  While the end of last year brought the thud of the economic downturn, sales reports for November would have reflected earlier contrant closings.
Year-to-date, Ohio's average home sales price is down 6.4% from 2008, with total home sales down by 8.6%.  Total January-November home sales dollar volume is down 14.4%.
Columbus MLS year-to-date average … (0 comments)

ohio: Please Feed the Appraisers…Good & Plenty For MLS Information & Unique Properties - 10/06/09 04:42 AM
You can find plenty of articles about how changing appraisal practices have affected how homes are bought, sold, and financed.  What you might not learn until you talk things over with an experienced appraiser in an objective setting is how comparable sales information and the recording of it are also making a difference.
Scan your average MLS listing and see whether the listing agent has simply used the maximum character count allowed for the description, and for evidence that suggests hurried data entry selections.
If the listing is suspect along those sorts of lines, how does that facilitate the appraisal process?  … (1 comments)
