Per the Columbus (Ohio) MLS, reported home sales in the market during October-December 2009 were 24.3% better than in 2008 (1,464 vs. 1,314).  The average sales price of $157,130 was up almost 5%.
The overall inventory of available homes also decreased, along with days on market.
Total sales came to $230,000,000.  The Columbus MLS covers 87 "Areas" and various counties, both urban and rural; for details, see:  http://columbusrealtors.com/news.aspx   http://columbusrealtors.com/News/mlsareastats.aspx
An interesting economic sidebar story is the very strong attendance for this year's AAA Vacation Expo last weekend.  Pre-event estimates ran from 13-15,000, and rough reckoning from those on hand would appear … (0 comments)

This now-annual event honors the countless hours of volunteer service provided to the gated resort community of Hide-A-Way Hills (HAH), near southeast Ohio's famous Hocking Hills vacation destination region. For almost 50 years, HAH has stood out among Ohio's many lake communities, offering its members boating, fishing, golf, tennis, stables, lodge-restaurant-microbrewery, playground, park areas, shooting range, beach, docks, airstrip, outdoor chapel (non-denominational), 24/7 security, and more. And even with the tremendous work of the HAH security, maintenance, food service, and management staff, things just couldn't be as unique as the are without the help of hundreds of volunteers each year.... … (0 comments)

vacation homes: News and Views Through the Hocking Hills and Hide-A-Way Hills - 06/14/09 05:36 AM

When you're touring the Hocking Hills during the upcoming high seasons, make a stop in downtown Logan for plenty of colorful reasons.  As part of "Logan In Bloom" (spurred by the national America In Bloom non-profit organization), Logan High School students have created flags of varied flowers to help add color and character to downtown Logan.  The flags were auctioned at the spring opening festivities of Logan in Bloom, and will greet local residents as well as visitors to southeast Ohio's famous Hocking Hills Region...with Logan's city slogan being "Gateway to the Hocking Hills."  Funds raised by the auction go … (0 comments)

vacation homes: Returns on Investment: Standby/Backup Whole-House Generators - 04/07/09 07:56 AM
Is a whole-house generator worth the cost?  After spending a good amount of time reading articles and online threads about the question, I can say that I've at least learned what additional questions to consider....as they say, it's all about location, location, location....and comfort levels.  If your lifestyle includes a well and septic system, odds are you're at least a good candidate for a generator.  But even if your friendly neighborhood subdivision building code requires a sump pump, a generator might also be a most important home amenity....
After last summer's wind storms, and the early 2009 ice storm, we invested in … (1 comments)

vacation homes: Microbrews For You At Hide-A-Way Hills Lodge and Restaurant - 03/11/09 03:06 AM

If you're traveling around and through the Hocking Hills Region, you'll soon notice more marketing for one of the area's best-kept dining secrets. And you don't have to be a member of Hide-A-Way Hills (HAH) to relax and dine at the lodge; we'd love to have you see what's made HAH such a special getaway since the 1960's (using "we" because HAH members own and operate the Club...that's how our microbrewery came to be years ago).
The HAH Lodge offers a decidely casual and rustic atmosphere, and the prices are right. Come spring, you can even dine out on the deck, too. Check out the nightly … (0 comments)

vacation homes: Taking Care of Business - Vacation and Vacant Homes - 02/09/09 01:13 AM
There's always something new to learn in real estate, and perhaps a little more if you work with clients who own or want to buy vacation or second homes (or who leave their primary homes for extended snowbird trips).  The recent winter storms probably can teach us a lot about what folks should or don't know, and suggest things you can do to truly provide service after the sale (or after the listing).
You're most likely dealing with private water systems, so double check to make sure your clients know what a well pump does and why it's best to switch it off … (0 comments)

vacation homes: Is Hideaway Hills in The Hocking Hills? And What's the Difference? Episode 1... - 02/11/08 05:08 AM

We've been known to call Hide-A-Way Hills a "Gateway to the Hocking Hills"...although many, if not most, who find the community do so after first coming to see "The Caves" and other areas that comprise Hocking Hills State Park....most notably, Old Man's Cave.  No matter which comes first, there's a lot of common ground and certainly significant differences when it comes both to recreation, amenities, and definitely when it comes to buying a vacation home or acreage....or a place to retire, for that matter.
On the left above is Lake Hope, just below the city of Logan; most folks will see … (2 comments)

vacation homes: Hide-A-Way Hills Technology Update - 02/11/08 03:31 AM
Folks also often ask about wired home internet access in the community, along with cable and satellite TV.  Since Time Warner has now taken over the operation of the community's cable system, we can direcly compare things as well as anticipate what's likely to happen in the relatively near future.  Currently, members who basically live on the east side of Lake of the Four Seasons ("the big lake") have Verizon phone service....which means they can most probably get DSL high-speed interenet service, which is always address-specific.  Our HAH home has DSL, and we've found it to be at least as dependable and … (2 comments)

vacation homes: Hide-A-Way Hills: Home Prices, Appreciation and History - 01/27/08 02:41 AM
Because of the significant variety of homes in the community, built by many builders across a few decades, sale prices have tended to vary by year and across all price ranges.   It's probably true that emotion plays an even greater role than usual in a home purchase in "The Hills."  Moreover, Hide-A-Way Hills Club (that's the legal name....commonly referred to as Hideaway Hills, HAH, or just "The Hills") contains both primary and vacation homes for members, and the potential market for each type can certainly vary according to the outside economy....for example, if buyers are enjoying solid returns on other financial … (2 comments)

vacation homes: Southeast Ohio - 09/08/07 02:46 AM
The state of Ohio's Department of Natural Resources' purchase of conservation easements on thousands of acres in Vinton County begs the question of its impact on land values, local economies, and tourism. The simplest answer might be that the Hocking Hills Region is moving a bit further south and east.  The junction of Routes 93 and 56 will probably get busier, and we're likely to see much more use of less-known recreation spots such as Lake Hope State Park.
It's been said that at least a part of the reason for the purchase is the increasing price for land in Hocking County.  When you find folks willing to pay … (0 comments)
