property management: Is your property management company green? - 02/20/14 06:09 AM

Is your property management company green?
Not green with envie, but enviromentally green???
The enviroment seems to be a hot topic nowadays with people talking about carbon emissions, alternative energy, and climate change just to name a few terms.

Is your company green?
This recent article talked about green property management companies. All of these comapnies are in the NYC area and have different regulations than do many folks. but the fact is we can all do something to help the envirment no matter where we manage property.

property management: Should I show rental home listings? - 04/18/13 06:30 AM
RENTAL HOMES
As a ReMax agent who also owns a separate property management company, I often get calls from people seeking a rental home. If the home they are calling about is no longer available the potential tenants will sometimes ask if I can drive them around and show them other agent’s listings. I really want to help every potential tenant out there, but the time that it takes to search, schedule, and show, other rental homes doesn’t usually justify the effort. I would not be running my business efficiently by doing this. In my role as a property manager, I … (4 comments)

property management: PROPERTY MANAGEMENT FAQ- QUESTIONS THAT WE ARE FREQUENTLY ASKED AS SOUTH FLORIDA PROPERTY MANAGERS - 09/17/12 12:34 AM

PROPERTY MANAGEMENT FAQ-  QUESTIONS THAT WE ARE FREQUENTLY ASKED AS SOUTH FLORIDA PROPERTY MANAGERS

Are you familiar with the local area?

I have been managing property in the local area for 32 years. Each city in the South Florida property management market seems to have its own dynamics as well as limitations as far as rental prices and expectations of the type of tenants that choose to live there. As long as you don’t confuse yourself as to what an area is capable of producing, the actual managing process should be the same from … (2 comments)

property management: Do you manage any home or condo or do you only select certain properties? - 07/14/12 12:40 PM
One of the questions that we are frequently asked as property managers in South Florida is:
Do you manage any home or condo or do you only select certain properties?
We are selective in the properties we are willing to take on responsibility for. We look for an owner who is willing to maintain the property in good condition. Not all properties are "new" or "upgraded" but there is no reason why any property should be offered in less than clean and in good working condition. Good clean, well maintained properties always attract the best tenants.

property management: Why should I pay someone to manage my rental property? - 06/27/12 02:48 AM

Why should I pay someone to manage my rental property?
Maybe you shouldn't...
If you have the time, maybe you should manage your own property.
If you have the necessary experience, maybe you should manage your own property.
If you have access to competent legal advice, maybe you should manage your own property.
and if you are local and live near your rental property then you could, and should, manage your own rental property. If you don't, then maybe you should hire someone who does. It won't cost as much as you think.

property management: How much experience does your property manager actually have? - 05/07/12 08:03 AM
How much experience does your property manager actually have?
How much experience do they have actually managing residential property? There are actually 3 factors to look at here:

-How many years have they been in the property management business?
-Many property managers have only been around for a few years while other have been in business for 25 years or more!

-Were those years spent full time or only part time in the business?
-There is a big difference in being a full time property manager and someone who just tries to do it on the side … (7 comments)

Many property owners who manage their own properties are not sure how they can make their rental property more attractive to would be renters. property management: Three of the things I like most about living in South Florida - 10/24/11 10:18 AM
There are three things that I love about South Florida. The first is all the wonderful people one gets to meet while being in property management in South Florida. Sure, there are some people that can try our nerves but oftentimes we come across very kind people here in South Florida who come from all over the world. It is interesting to learn about different cultures while we attend to our property management business. Another great thing about South Florida is the weather! While it can be a little warm in the summer, our other three “seasons” are full of sunshine … (1 comments)

property management: Parkland Florida is a great place to live! - 10/15/11 10:41 AM
Parkland Florida is a great place to live! Parkland was purposely designed to be “park like”. Nature is never far as there are numerous parks within the city limits and Parkland is bordered by The Everglades on one side and a canal on another. Even though it is just minutes from downtown Ft Lauderdale and the rest of the South Florida urban area, Parkland has a stylish country feel to it. The homes in Parkland Florida are on average very upscale. Although there are some homes that are priced under $300,000 the majority of homes are priced more than this. Million … (2 comments)

What do you use for Customer Relationship Management (CRM)?
Does anyone have any recommendations for a customer relationship manager (CRM) system? We are looking for something that fits well with property management along with some real estate sales. It must be easy to navigate and secure. Of course it has to be able to hold all of our data too!
What do you use?
Thanks!

property management: HOAManagement.com and RentalChoice.com - 09/09/11 10:14 AM
Has anyone advertised on HOAManagement.com?
I ask the question because they are starting a new site called RentalChoice.com and we are considering advertising on that site. If you have advertised on HOAMangement.com, how was your experience? Did you feel you were dealing with people who knew what they were talking about? What was the response to your ads? Any information would be helpful. Our company does not offer HOA management services as we focus on the property management of single family homes and condos in South Florida.

property management: Will Realtors flood the property management market? - 07/13/11 01:26 PM
Will Realtors flood the property management market?
Thousands of people became Realtors during the high times of the market. Many of them are now getting out of the business but some are going into property management because it seems to be doing well right now. Even experienced agents are now becoming property managers.  So will the property management business become the next bust in a few years because too many people are entering the field now?

What is your outlook for residential property management in the next year or two?
With the real estate market in such turmoil the last few years it begs the question: what is the future of property management? How will all the changes in the general housing market affect property managers here in South Florida and around the country?
