miami beach real estate: Insider's Guide to great Hotel Deals for Florida Residents - 06/11/08 03:13 PM
Did you know that as a Florida resident you can get incredible hotel deals this Summer? I felt like a kid in a candy store while reading Jane Wooldridge's article in The Miami Herald: Why go far? 20 fabulous sleeps in our backyard.
Between coordinating the kids' Summer Camps, planning our annual Summer trip to Bimini and working really odd schedules, a weekend getaway to one of our very seldom visited beaches with spa treatments and major pampering sounds perfect.

Jane tells us,

Because big hotels have hundreds of rooms to fill, they slash rates dramatically -- this year … (27 comments)

miami beach real estate: The King Cole Condo - Miami Beach Luxury Condo with dock - 01/28/08 08:58 AM
There are some older buildings in Miami Beach that make a statement, The King Cole is one of them. Built in 1963, it represents the MiMo style (Miami Modern) because of its concave shape where the views from the waterfront units are framed beautifully.
There are a lot of people that argue that the building was designed by Morris Lapidus, because its shape resembles Lapidus' Fontainebleau, but it wasn't. I am still doing some research to find out who the original architect is - if anyone reading this article knows, please feel free to jump right in and let me know. I … (23 comments)

miami beach real estate: 10 Basic Tips to drive in Miami - 01/05/08 03:08 AM
One of the main complaints we hear from people relocating to Miami is that they can't deal with Miami drivers so Rick and I came up with the perfect solution......If you can't beat them, join them!

Here are some basics you'll need to learn to be able to drive in Miami without loosing your mind. These should make the transition  much easier and once you start practicing, you will feel right at home.
1.   Never, under any circumstance, drive with both hands on the wheel.  (2 hands on the wheel mean "weakness" and they will spot you a mile … (40 comments)

miami beach real estate: Fisher Island is the wealthiest zip code in the US - 09/24/07 11:05 AM
According to Forbes.com, Fisher Island FL(33109) and Alpine N.J. (907620) tied for first place in their list of 500 most expensive zip codes in the U.S.

"Fisher Island, a man-made body of land named after developer Carl Fisher, is just as luxe.  It teems with large waterfront mansions and boasts an impressive country club.  It boasts a median income of $200,000 and residents including mutual fund manager Martin Zweig and Vector Group Chief Bennett Le Bow".It really does not surprise me that such an exclusive community would surpass New Jersey's celebrity haven.  Fisher Island is an exclusive community that has not been … (20 comments)

miami beach real estate: Why you should purchase your next home in Miami - 09/12/07 03:25 AM
Hi Paris,
After so many trips to Miami, I was so glad to hear that you are finally considering buying a property here.   There are so many places I know you will like, but I will narrow it down to three until I can get a feel for what you are really looking for.  By the way, I know how frightening it must have been to be next to Kid Rock and Tommy Lee when they started fighting last Sunday at the VMA's.  I'm sure it is not the first time you've seen that, glad you were not in the middle.
Here are the specs … (39 comments)

miami beach real estate: The complete story behind Condo Hotels - 07/31/07 03:29 PM
I did a series of Condo Hotel posts and wanted to put them all together in one place for consumers to find.  The whole purpose behind these articles is to educate, whether buying in Miami or not, and also to point out that there is risk involved.  Like anything else, once you have all the information before you, it will be easier to make an educated decision.
Condo Hotel Craze - defines what a condo hotel is and how it works.  It gives as an example The Trump International Sonesta Beach Resort in Miami Beach, Florida.  Once you read this article the … (22 comments)

miami beach real estate: North Miami Beach Restaurant - Scorch Grillhouse and Winebar - 07/25/07 02:32 PM
I've been meaning to tell you about Scorch, one of our favorite restaurants, for some time now because it is definitely worth the visit.  We actually come here on a regular basis not only because the food is superb, but because we love the atmosphere and the owners are awesome (and they are always there to greet you).

The story of Scorch is not an easy one because the place opened in 2004 in a location where several restaurants had gone belly up.  How do you break the curse of a place that is just bad for business??  Well......I guess it … (19 comments)

miami beach real estate: Condo Hotels - pros and cons - Part I - 07/20/07 06:57 AM
I can't sit here and paint a perfect picture about condo-hotels because it wouldn't be me.  The condo-hotel concept has become a very popular trend mostly because of the incredible vacation and urban destinations as well as the resort-style luxuries that these have to offer, especially when luxury hotel chains back these up. Wouldn't you be prone to investing in a project that includes Marriott, Four Seasons or even Ritz-Carlton?.....that's what I call bringing "credibility" to the closing table.
The concept does have risks for both the developer and the condo buyer and it has to do with the way the … (23 comments)

miami beach real estate: Blog Tour USA in Miami - 07/09/07 03:46 PM
A little birdie told me (actually e-mailed me.....thanks Dave) that the Sellsius guys, were going to be in Miami on Sunday and Monday so I jumbled my schedule around and gave them a call to see what their plans were.
We agreed to meet near Miami Ink in SoBe (I admit I was a little scared about going into a Tattoo Parlor....but this is Miami.....what the heck!).  Rudy and Joe ended up being the nicest, most down to earth guys and it was such a pleasure to meet them.
For those of you that may not know about Blog Tour USA, Rudy and Joe, the brains behind … (45 comments)

miami beach real estate: Open House vernacular translated - 07/01/07 03:23 PM
In the Real Estate Industry we get comfortable with our "lingo" and with the every day dealings that seem so normal to us and forget to think about the regular consumer that does not deal with real estate issues all the time.
You know what I'm talking about the day you are hosting an open house and someone knocks on the door and waits for you to open the door, then is afraid to come in, or expects you to walk them around the property.  You can tell right away that they don't do this often and don't know if there's a … (30 comments)

miami beach real estate: What makes a house a home - Miami Shores, Florida - 05/24/07 05:41 PM
"What makes a house a home" is the all time favorite question of a Realtor.  We're in the business of selling houses, houses that will become homes to many.   When selling a house, we always recommend to our sellers that it is best to show it as a house, not a home so that a buyer may be more prone to feeling a possible attachment.  When working with buyers, we always try for them to look beyond someone else's "home" to be able to picture themselves there.   CONFUSED YET??
The bottom line is that buying a home or selling a home can … (18 comments)

miami beach real estate: Stiltsville - a Miami Landmark - 05/01/07 12:46 AM
I've always been curious about the history of Stiltsville.  Not many people know about it unless they frequent Biscayne Channel by boat.  These "shack-like wooden structures" just sit there, like monuments in the landscape, a landscape of ocean blue.  Stiltsville is a string of structures on pilings that you can only reach by boat.  Thousands of boaters frequent this area South of Key Biscayne.
I decided to take a trip there and photograph each house, not only with the purpose of exhibiting them, but also to document their condition.  The history of Stiltsville is fascinating, at least I hope you find it as entertaining … (62 comments)

miami beach real estate: Miami's HOT LIST - 04/28/07 06:54 AM
Every year, our biggest newspaper, The Miami Herald, asks readers to vote on the Hottest places, things and events in South Florida and I thought I would share a couple of these.
BEST CAFE CUBANO - (for those of you that are non-Spanish speakers it means Cuban Coffee:  a type of espresso stirred with sugar to create an incredible froth....you need to taste it to understand it). - Versailles is located at 3555 SW 8th Street in Miami - I often stop by this place to have my fix of "cafe Cubano" and must tell you is not so much the coffee but the atmosphere of the … (35 comments)

miami beach real estate: 2007 Miami Beach Arts Festival - 02/10/07 10:09 AM

The Miami Beach Arts Festival 2007 is happening right now and it's sponsored by none other than Coldwell Banker - February 10th and 11th at Ocean Terrace, between 73rd and 75th Street.
The Arts Festival is packed with booths where artists from all over showcase their talent.  From painting, to sculpture, ceramics, photography and even jewelry.  There's also great food, a great atmosphere and we could not have asked for better weather.

Coldwell Banker's booth was full of great give-aways from balloons to backpacks to even RICK AND INES soft, stretchable Frisbees for the kids.  Here you can see Rick in action.
