Most of you know that I have a bachelors degree in architecture from The University of Miami. The Dean of the school of architecture is Elizabeth Plater-Zyberk, from the firm DPZ and best known for their unbelievable urbanism concepts.I studied with The Luis and Jorge Trelles as well as Teofilo Victoria and Andres Duany and the concept of "New Urbanism" was drilled into us from day one at UM. We work with a lot of real estate sellers that are not understanding that they need to be flexible.  As Realtors, it is our job to make them understand that the real estate market currently favors buyers and although this doesn’t mean they have to give the property away, it does mean they have to be open to different scenarios that will ultimately sell their property.

As Realtors we need to become incredible marketing experts not only of our properties but of ourselves as well.  When marketing yourselves and your business you must think of branding and the many aspects within the "branding scope" of marketing. Diane Aurit wrote a great article about branding and how different big and small real estate companies are with regards to marketing.  The big companies are usually "firm-centric" and concentrate on marketing their brand, not each individual agent.  There are some newer models of real estate companies that encourage agent branding and called "agent-centric".

Real estate  market conditions for the month of July show a slight increase in inventory from the previous month which is normal since July is historically one of the slowest months of the year (December being the first).  From the graph it is evident which price ranges are moving the most. 
Miami Shores Real Estate - shows the most inventory in the $400k to $600K range, but it also shows the most sales for the same price range. The months of inventory has dropped to 22 which shows the market is slowly stabilizing.

Have you ever driven by a really ugly looking place and you see that it is packed with cars and wonder if it is any good?
I mean absolutely no offense to the owners of The Football Sandwich Shop in Miami but they know that their pink building is everything but pretty - one thing is for sure though, everything I have ever eaten there is delicious!  The outside has no reflection on the taste of the food.

"What makes a house a home" is the all time favorite question of a Realtor.  We're in the business of selling houses, houses that will become homes to many.   When selling a house, we always recommend to our sellers that it is best to show it as a house, not a home so that a buyer may be more prone to feeling a possible attachment.  When working with buyers, we always try for them to look beyond someone else's "home" to be able to picture themselves there.   CONFUSED YET??

I have a 22 month old that comes with me everywhere and the reception from other agents is not always positive.
