I was asked recently why I sell residential real estate if I am also a commercial real estate agent and that I should stick with one or the other!
At the time I just listened and took the comment in just knowing that I would have a juice topic to blog about here on activerain.
"Should buyers or sellers  be seeking out agents with both commercial and residential real estate experience over strictly residential agents?

In the last month I have noticed the lack of medical office space available in Fort Myers, FL.   I have several clients looking for medical space and can't find enough quality locations.  Sure there is plenty of office space available but much of it is not zoned medical and the inventory of medically zoned space available is older product for the most part (5+years).
In June 2007 Lee County, Florida raised the medical impact fees from $7.72 to $24.13sqft.  So to build a 10,000sqft medical office today would cost you and extra $241,260 in impact fees.  This has caused a significant decline in … (0 comments)

I would propose to roll back all real estate impact fees to 2001 levels.   This would promote the development of 5 - 20 acre commercial and residential developments that are needed to infill so much of lee county east of I-75.  Ever since the dramatic increases in impact fees building has come to a virtual halt causing an even larger down turn in lee county real estate values.  The estimated cost in construction jobs lost and the damage done to the real estate development industry can be calculated into the billions of dollars.
