hoboken homes: Take Me Out to the Ballgame! - 08/05/14 11:52 PM
It seems like summer is whizzing by in the New Jersey/Hoboken area! Here we are in August, and on August 9, the Hoboken Nine will play a final game at Smith Field Park. Then they'll head to Cooperstown the week after that. If you live here in Hoboken, and haven't heard of the Hoboken Nine, here's the scoop!
The first officially recorded, organized baseball game was played on June 19, 1846. Hoboken's Elysian Fields was the venue for that game. It was a wipeout. The New York Base Ball Club trounced the Knickerbockers 23-1. Alexander Joy Cartwright umpired the game which was played … (0 comments)

hoboken homes: What To Do With the Western Edge - 07/30/14 02:33 PM

The City of Hoboken wants your opinion. If you live in the Hoboken area, you may be interested in the redevelopment of the Western Edge vicinity.  The Western Edge has been scrutinized and marked as an “Area in Need of Redevelopment” since 2006. More than one plan has been drafted, but for various reasons met with resistance from residents. The topic is evidently really important to the people in Hoboken.
Now a new plan is being drafted and the City Council wants to get it right this time. A public meeting where you can voice your opinion is scheduled for August … (0 comments)

hoboken homes: After You’ve Gone… - 07/09/14 04:15 AM

Things are going along swimmingly in your Jersey City/Hoboken area condo, right? You have it decorated just the way you like it. Your investments are going well, also. In fact, you’ve acquired quite an impressive portfolio. Several valuable pieces of real estate are yours, too. Maybe it’s time to relax. You may even consider retirement.
One thing to do before retirement, or even before you are old enough to consider retirement, is estate planning. You don’t have to have a morbid fear of or obsession with death to plan your estate. It is simply the best way of ensuring that what you have … (0 comments)

hoboken homes: Pedestrian Plaza Postponed - 07/01/14 06:57 AM

The people in the Jersey City area are making themselves heard on a proposition that probably “seemed like a good idea at the time.”  An ordinance was proposed that would create “pedestrian plaza” on Newark Avenue from Barrow Street to Grove Street, and a stretch of Erie Street from Newark Avenue to Bay Street. It was proposed as a way of making the citizens of the Jersey Areasafer.
The proposal was met with swift opposition, especially from the doctors whose offices are in the targeted area of the proposition. Most of those in opposition began by acknowledging the good motives of … (0 comments)

hoboken homes: A Tax What? - 06/25/14 12:04 AM

If you live in the New Jersey area, you have probably heard a lot of talk lately about tax abatements. The New Jersey City Council has recently voted to approve a 20 year abatement for a proposed condo property development in the Powerhouse Arts district. This means more condos for Jersey!
A tax abatement is a lowering of the taxes granted to a developer. The developer can then build, or upgrade, or somehow “develop” property with less financial risk. Once a project is finished, the abatement can be passed on to the person or company that buys or rents … (0 comments)

hoboken homes: The Good Old Summertime! - 06/18/14 09:38 AM

Well, summer is here, and now everyone who complained about the cold in January and February can begin to complain about the heat. In the Jersey/Hoboken area, that means you may be making plans for a vacation away from the heat retaining concrete of the city.
Now that you know where you want to go, the main questions are: 1. How are you going to get there? (Are you going to fly or drive?)  2. Where will you stay? And, 3. How are you going to pay for it?
Flying is expensive and getting more … (0 comments)

hoboken homes: McGinley Square – Big Plans! - 06/11/14 04:38 AM

Have you been to McGinley Square in Jersey City? It is one of the oldestneighborhoods in the city. The problem is that, being a very old neighborhood, it needs a spruce-up. Well, it looks like that is exactly what it will get with the McGinley Square East Redevelopment plan.
The proposed project, which required a zoning change, includes a 22 story building for St. Peter's University. This building will have residential units, possibly dormitories, classrooms and even child-care facilities. There will also be retail units and a movie theater.
Originally, the developer had proposed the installation of large video panels … (0 comments)

hoboken homes: Bowling and Rock Climbing Together? - 06/04/14 02:24 PM

Here in the Hoboken area, an ambitious project has been proposed to the city's Zoning Board of Adjustment. It would entail a Bowling Alley, a climbing gym, and other commercial/retail space on the ground floor, with office space above. On top of that would go ten stories of residential space.
South of the 14th Street Viaduct, between Madison and Jefferson Streets, is a building that would be remodeled and then expanded to fit the project. The builders, Marl Villamar and Hany Ahmed, have visions of a multi-use property which would have a competitive edge on properties with only residential … (0 comments)

hoboken homes: Are there still good condo deals in Hoboken? - 08/08/13 11:28 PM

Everyone wants a good deal, especially when it comes to real estate.  I do too!
What I've noticed throughout my 13 year career selling homes in Hoboken and the surrounding area is that the best deals are available when the least amount of people are buying or from properties that have relatively minor cosmetic issues.
For example the last financial meltdown beginning in late summer 2008 launched what may be the best opportunity to purchase a home in the last 20-30 years, maybe more.
Savvy buyers and investors were buying up properties but many would be home owners sat on … (1 comments)

Ok, today it officially feels like summer to me.  The day after the awesome 4th of July fireworks display on the Hudson river, parking was easily had in downtown Hoboken.  It's also really hot today.
I'd thought it would be helpful to point out at couple of observations and facts about the current market that you could use if trying to decide whether to buy, sell or just go to the beach!
Couple of observations and useful facts:
July is typically one of least active months in terms of new contracts We have 294 condos for sale in Hoboken, … (0 comments)

Hoboken Condo Living Close to the PATH
By Edward Perez

One of the great benefits of living in Hoboken is that we are so close to Manhattan and that we're connected to the city by 2 ferry locations, the NJ \Transit bus to Port Authority on 42nd St & 8th Ave and the PATH trains to the World Trade Center and up to 33rd St.
Buyers looking for a new condo to purchase often want to look for homes that are a short walking distance to the PATH trains.  With the Hoboken PATH station … (0 comments)

hoboken homes: The Hoboken Condo market Update for February 2012 - 03/15/12 03:34 AM
The Hoboken condo market has made some significant moves, many may be in your favor.
Personally, I have been able to get 13 properties into contract during the first two months of this year.  Although the market has been very competitive as of late, most of my buyers have been able to secure the homes that they had targeted as their first choice!  I'm excited to be able to get many of them into their first homes and look forward to a long and mutually beneficial relationship :)
First, there's something I have to get off of my chest.....
The market is on … (0 comments)

hoboken homes: Hoboken Meets Jersey City - 11/12/11 08:29 AM

Hello Jersey City, I'm Hoboken.  Nice to meet you!
This is a great photo showing where Hoboken and Downtown Jersey City border each other.  Photo is taken from the Hudson Tea Building with 13th & Washington St., Hoboken in the foreground.
It's also a good perspective showing Hoboken with its abundant lower-rise buildings, many of which date back to the late 1800's, and the Newport section of downtown Jersey City with its newer high-rise buildings.
Both are very nice places to live.  Lots of really great condos with easy access to NYC.
Do you remember when this … (0 comments)

Hoboken condo sales statistics..Sales prices are up how much?
By Eddie Perez, Broker - REALTOR
I know most people feel that the Hoboken condo market is down, especially the "buyers" out there.  Surprise...prices went up when compared to last year.
When compiling the final sales figures for October 2011 using the Hudson County Multiple Listing Service, the central theme I noticed was.....
Fewer condos are selling but they are selling for quite a bit more!
In the Hoboken condo market, closed sales prices showed big increases in October when compared to the October 2010 stats. Average prices rose 7.73 … (3 comments)

hoboken homes: The Holidays are Coming… Should I Wait to Sell My Hoboken Condo? - 10/25/11 01:52 PM
I'm often asked.... “Eddie, with the holidays quickly approaching, should I wait until January to put my Hoboken cond The short answer is Maybe...
To help answer the question properly, I typically assess your goals and timing. I then perform a "Real Estate Timing Analysis" and a "Financial Risk Analysis". Both of these are important tools we use to help identify what may be best for you. Better yet, they can often help save you a lot of money.
On a purely strategic aspect, here are my thoughts on why not waiting may be a good decision for you:

hoboken homes: For Sale: Large Community that Cares! - 08/30/11 03:18 PM

Hoboken, NJ.
I love the town where I live and work, Hoboken, NJ, I really do.  It has a fantastic location with easy access into Manhattan, beautiful New York City and Hudson river views, an abundance of restaurants, nightlife, shopping etc., all the things people are looking for in an urban environment.
What I love most however is our sense of community.  Yes, there's always room for improvement, in any aspect in life for that matter.
Last Tuesday I was flying to a real estate conference in Los Angeles.  That was the day of the earthquake in Virginia which was felt in New Jersey.  Later … (3 comments)
