georgia: Listing Photo Favorites - 2018 Fairway Cir Atlanta, GA 30319 - 08/24/10 03:35 PM
This listing is being offered by Kirsten Conover (404-386-1103) with Prudential Georgia Realty.  Real Estate Photography by Iran Watson.

This shoot was of a very impressive remodel just outside Atlanta, GA.  I was referred to Kristen by Kathy Nielsen, who did a wonderful job staging this home.  I love photographing staged homes, especially when the stager is talented.  It makes my job so much easier.  Needless to say, the remodeling work and staging made for a very photogenic property.
Aside from my normal MO, I got to use my PAP rig and do some light painting.  Both of these techniques provide … (6 comments)

georgia: Fast, Good and Cheap... Pick two. - 08/01/10 06:30 PM
Driving home from an appointment this afternoon I came to a stop behind what was obviously a painter's work van.  Among the faded, the crass and the overtly political bump stickers, I noticed a larger one that read:
"Painting Services. All types of painting done fast, good and cheap...  Pick two!
We can do it fast and good, but it won't be cheap...
We can do it good and cheap, but it won't be fast...
We can do it fast and cheap, but it won't be as good..."

I later found an image that said it another way.

As a Marietta, GA real estate agent specializing in Atlanta real estate photography, I had to learn quite a few lessons on my way to competence.  Even though I was a decent Atlanta photographer, or so I thought, it didn't take long to realize that taking pictures of homes came with its own set of unique challenges.  This blog series is written with the amateur photographer in mind.  Whether you are a real estate agent, home stager, seller or just interested in taking better pictures of homes, this blog series is for you.

Listing Photo Favorites - Homes for Sale in Marietta, GA 30066

We just listed a beautiful 4 Bed/ 3.5 Bath, 2 Story Home in Cobb County.
This was a fun property to shoot.  The finished basement in this home is one of the best build-outs I've seen at this price point.  The theater room in particular ended up being one of my favorites.  Tried a few new techniques like shooting my brackets with the tungsten lights off and I found that it works quite well for rendering a base image you can go back and layer in post.  There … (6 comments)

georgia: Electrifying Night in Kennesaw, GA - How to Photograph Lightning - 06/23/10 05:51 AM
Electrifying Night in Kennesaw, GA - How to Photograph Lightning

One of the benefits of lugging my camera gear around with me most places I go is when an photo opportunity presents itself, I'm ready to capture it.  On June 22, 2010 a pretty nasty (albeit spectacular) lightning storm rolled through Kennesaw, GA.  The storm at one point was directly over our office building and while I do not recommend going outside and taking pictures under these circumstances, I couldn't resist.  Capturing pictures of lightning like this has a lot to do with luck.  Typically the show lasts for a fraction of … (4 comments)

georgia: "Painting" with Light, Exterior Shots with Impact - 12/31/07 04:35 PM
This shot was inspired by Carson Coots blog http://activerain.com/blogsview/105809/My-Real-Estate-Photo and Propertysnaps82's dusk shots over at the Flickr PFRE group.  This was my first shot at "painting with light" and I have to say, it was a blast! The idea is basically to use a long exposure (6-10 secs) and then use 500w Halogen work-lights to "paint" the light onto the subject.  In this photo I used two 500w work-lights to light the tree, the front of the home and the foreground as the shutter was open.  The lights inside the home all came from the existing fixtures with the exception of the two rooms, second … (34 comments)

georgia: What do You Spend to Market a Listing? - 11/25/07 03:16 PM
A past client of mine and I were having a conversation the other day on discount brokers and why he thinks that RE agents, in general, are "grossly overpaid".  He, like many others I suspect, placed a stigma on agents that they were basically glorified door openers or even worse, used car salesmen.  He seemed to like the idea of the discount brokers in that you essentially only pay for what he felt, initially, was the most important servicea Realtor provides; access to the MLS.  Now having sold 2 homes for him (and making 2% on the listing side and consequently much more … (14 comments)

georgia: "Where Buyers Found the Home They Purchased in 2006" - 11/09/07 03:11 PM
One of the real benefits of being a Realtor is the NARs research.  Every year they put out several publications in which this research is made available.  One inparticular that I find extremely helpful is their "Profile of Home Buyers and Sellers".  This book is essential a snapshot of how Buyers and Sellers think and ultimately what drives them to make the purchase or sell that they did.  With the NAR covention in Las Vegas right around the corner, the 2007 edition will likely be available soon thereafter.  In the meantime, I want to share a particular piece of research from the … (3 comments)

georgia: Photo-Stitched Panoramas - The Poor Man's Wide-Angle - 11/02/07 02:26 AM
As an Atlanta Real Estate Photographer, one of my favorite (and useful) techniques in real estate photography is photo-stitching.  The great thing about it is almost anyone can utilize this as it does not require any special features on a camera to use.  Using the free software sold with most modern digital cameras, taking multiple pictures and stitching them into one panoramic image is simple, if not automatic.
Here are the six separate shots I took out of our hotel room in Fortaleza, Brazil on Christmas Eve a couple of years ago.  These shots are hand-held as I didn't bring the tripod.  I … (10 comments)

georgia: Releasing your "Inner-Spielberg" - An Agent's Journey into the Realm of Real Estate Video - 09/19/07 01:58 PM
Earlier this year I was at the home of a good friend who had just purchased a Hi-Def camcorder to film his vacation to Nova Scotia.  Him being a huge "techy", I can depend on him to give me a close look at a lot of the new technology as he is a classic "early adopter".  This was the first time I had ever seen what a Hi-Def camera could do and on a Hi-Def 50' Plasma TV no less.  In a word, I was simply "amazed".  The quality was so good it looked 3-D.  The colors, the sharpness, everything was perfect … (4 comments)

georgia: Introduction: Hello Everyone! - 09/17/07 03:58 PM
I've been involved in Residential and Commerical Building and Real Estate for the last 15+ years here in the Metro Atlanta area. My father is a builder and so was his father before him.  In fact, most of my aunts and uncles are either in the building industry or real estate agents, including three career agents on my mother's side.  I literally grew up in and around real estate and have yet to stay very far from it.
My first job at the tender age of 13 was framing homes in the metro area.  From there it grew to commerical and … (8 comments)
