hunstville alabama real estate: Huntsville Alabama Real Estate Market Reports - 08/10/10 02:25 PM

With the tax credits in the books now, how will the Huntsville Alabama Real Estate market fare?  Huntsville Alabama Home Sales surged to 394 transactions for the month of June 2010.  (Single family, for the Huntsville metro area).   Huntsville AL home sales had  a +14% increase over the previous month’s performance and a very significant +25% increase over June of 2009.  Suprisingly, this increase was across the board in price ranges!
More significant however, is that the Huntsville home sale trend over the last 3 months has broken-out above the year-over-year downward trend we have been experiencing for almost 3 years.   This upward move in home sales … (2 comments)

hunstville alabama real estate: Does the Bank not want to sell, or does the listing agent not want to sell? - 04/03/10 04:24 PM
On my website, www.athomeshuntsville.com, we will occasionaly feature a "deal of the week" listing.  If I stumble across something that seems to be priced well below market, we feature it.   I've had some success featuring listings that I feel are priced well, or are foreclosures.  One recent sign of success was a phone call from a reader who wanted to see the featured deal.  This home is a Bank owned property and I felt (before seeing it) priced well.  Imagine my surprise when I pulled up to find trash all over the yard and greeting us by the front door. … (31 comments)

With the BRAC move to Huntsville forecasted to bring 4,700 government jobs to Redstone Arsenal through 2011, where do we stand on the progress of this move?  Huntsville job opportunites are looking up!

hunstville alabama real estate: Go ahead. Shoot yourself in the foot. The pitfalls of overpricing your home. - 05/02/09 09:35 AM
The art of pricing your home to sell is SO IMPORTANT. While I understand your thoughts on overpricing your home, I'm here to tell you, you are making a HUGE mistake.  Go ahead and load the gun in preparation for shooting yourself in the foot.
The days of putting a price on your home because you "need or want that price" are gone.  Buyers are much too savvy.  After the recent nationwide meltdown of the Real Estate market, buyers are skittish.  Rightly so.  A good majority of our buyers here in Huntsville are Engineers and Scientists.  They make up approximately 80% of my business. Without … (17 comments)

hunstville alabama real estate: Hunter Homes says NO to sex offenders! - 01/14/09 01:00 PM
Hunter Homes of Huntsville Alabama says NO to sex offenders!
While reading over a local home builders contract for a buyer, I was shocked, then thrilled, to read Hunter Homes policy about selling to Register Sex Offenders.  What a breath of fresh air!  Hunter Homes builds a whole lot of house, for a little price and they target first time home buyers.   What a great start to home ownership.
In a nutshell the contract states that Hunter Homes has a policy AGAINST selling homes to be occupied by persons who are registered Sex Offenders.  This means ALL states, not just Alabama.  The … (12 comments)

hunstville alabama real estate: Huntsville Alabama Market Report for July 2008 - 08/17/08 11:24 AM
With our July 2008 sales statistics firming up, I thought it was time to take a look at the months results and monitor the trends we have been following. The Huntsville Alabama local metro market has experienced a slow down in sales over the last 9 months and July continues this trend with demand down ~23% year-over-year. However for the last three months including July we have witnessed a declining inventory trend with July's supply numbers down ~4% year-over-year.
With unit sales trending largely lower and inventory only slowing moderately, one would expect to see some weakening in our home prices, yet … (3 comments)
