short sales: Bank Owned VS Short Sales - 04/09/09 08:11 AM
A question I seem to get quite a bit these days from my clients is " What is the difference between short sales and REO's?" I then , usually, go into a whole explanation of the pro's and con's of each, and end up telling them that REO's are superior in every way. I have a couple of dealings over the past couple of months that really bring this point home.
The first case involves a really neat family I have been dealing with for over a year. They are from North Hollywood and have wanted to buy a place up … (5 comments)

short sales: Short Sales, ARRRGHHHHHH! - 11/08/08 06:10 AM

In all the real estate transactions I have ever been involved in, nothing has come close to the sheer frustration I have encountered dealing with short sales. Every single one I have dealt with was nothing but problems from day one. Hurdle after hurdle is put up in front of you, day after day. Just when you get over one, another appears to take it's place. Then, when the finish line is right in front of you, they move it. If you are going to consider buying one there are some facts you need to know.
1. Don't be in … (3 comments)

short sales: Beautiful Big Bear Lake - 04/11/08 08:50 AM

It's a beautiful day up here in Big Bear Lake. The snow has finally just about melted away and it is getting warmer with every passing day. The marinas are open for business and boats are once again out and about on the open water. The time of year all residents love is here again. After a hectic winter season, it's really nice to have the town to ourselves and be able to relax and enjoy everything our little town has to offer. There are no lines to get into the movies and no waiting at our favorite restaurants. Even traveling … (0 comments)

With the large amount of home owners in financial difficulties these days, short sales are becoming more and more prevalent. Some really great prices on short sale properties have been coming on the market every day in Big Bear. While they can be a good buy, there are a few things you need to be aware of.
First, just because a Realtor lists a property as a " Short Sale " doesn't mean it really is. Some Realtors don't do the research and just list a home as a short sale because the seller tells them he is willing … (7 comments)

short sales: Great Deal On Big Bear Real Estate! - 04/04/08 09:44 AM

I have been dealing quite a bit these days with buyers who have wanted a little mountain getaway for years and years and never thought they could afford it. With prices and low interest rates combining to make this an excellent time to buy, it is becoming evident that these dreams can easily become reality. This cabin is a perfect example.
My client is a police officer from Santa Clarita who likes to come to Big Bear to get away from the stress of his job. Big Bear always was a kind of sanctuary for him and he has wanted a … (2 comments)

short sales: Big Bear Short Sale Tale - 04/03/08 07:40 AM
With the amount of short sale listings on the rise, I thought I would give you a rundown on the last one I sold and how it went. I received an upcall at 5:45 pm on a snowy evening in the beginning of January. It was a very nice, newly married couple who had recently sold a home, and bought another in Canyon Country. They had made a good profit off of the sale of their home and wanted to invest in a vacation home in Big Bear. They already had been looking online, and knowing the town, had an area … (11 comments)

SHORT SALES IN BIG BEAR
These days it seems like interest in REO's (bank owned properties) has gone through the roof. Every other client I get wants to know everything they can about which bank owned properties are on the market and what kind of a deal they can get for them. When I tell them that the vast majority of them are selling very close to the listing price, they are skeptical. While it may be different in other cities, in Big Bear Lake, well priced REO's are flying off the shelves. If you aren't making a full price offer within … (5 comments)

short sales: Big Bear Short Sale Blues - 03/06/08 05:33 AM

Dealing with Short Sales can be so frustrating. My clients made an offer around three months ago, on a short sale property here in Big Bear. We knew it was going to take the bank some time to accept or reject our offer, but three months? Then, when they finally gave us their acceptance, they demanded a three week escrow. I spoke with my clients and they agreed it could be done, if barely. Then, the next day, they send over the paperwork and they now want a two week escrow. Two weeks? How are we supposed to get in all … (4 comments)
