Congratulations Panama City Beach! June and July were two record breaking months for sports teams who traveled to our area to compete. Over the two months USFA produced 545 teams, Grand Slam 425 teams, USSSA 90 teams and there were 7 UCA/UDA camps. These are exceptional numbers for participants and go to show that Panama City Beach is the destination of choice for summer travel sports teams. USA Today recently ranked Shell Island at Panama City Beach as one of America's 20 amazing beaches. The atmosphere and chance of seeing dolphins keeps visitors coming to Shell Island again and again. If you plan on visiting the world's most beautiful beaches in Panama City Beach be advised and advise your guest that Bay County Board of Commissioners and the Panama City Beach Commission have passed and Ordinance called “Leave No Trace”. The ordinance will prohibit tents and items of personal property from being left on the beach from 9 p.m. to 5 a.m. It will become effective the weekend after the July 4 holiday. Florida’s housing market had increased pending sales and higher median prices in April, along with a greatly reduced inventory of homes and condos for sale. In the Panama City Beach area we are seeing strong numbers that shows a positive momentum for recovery in the condo and home market. It is not unusual to see multiple offers on a property. We run Polynomial Trend Lines on all the condo complexes and we are beginning to see the price rise in most of the complexes. Now the challenge will be for the appraisals to catch up with the market. Rolling low-balls at sellers may have been an effective approach between 2008 and early 2011. But in 2012’s environment – at least in rebounding markets – it could be counterproductive if you truly want to buy.
Some buyers still try to throw a low-ball offer sometimes 25% or more off the asking price and they will pull out their spreadsheet or market analysis to justify their offer.

They only have Mutual Recognition Agreements with nine states: Alabama, Connecticut, Georgia, Indiana, Mississippi, Nebraska, Oklahoma and Tennessee.
