- 10/27/14 03:58 AM
Customer Review for Appell Striping Long Island Appell Striping was so easy to work with. They came the day after we asked them to come by and give us a quote for striping our less than appealing parking lot. We made arrangements to have Appell Striping come the next week but due to rain, we had them come today. What a diffence new striping makes to the aesthetics of our parking lot. Appell Striping of Long Island can handle parking lots, basketball courts, pothole repair, custom work, tennis courts, speed bumps, handicap spaces, seal coating. I am sure they can do

11 Reasons Why Real Estate Is Not Easy Buyer's bank gave us a clear to close on a coop and the bank said, "oopsie" we didn't get the insurance certificate for the coop development although we requested it 16 days ago. Bank never followed up but I spent almost 7 hours getting the insurance certificate for the bank. How in the world do you give a clear to close with paperwork missing? I guess there is a first time for everything. Buyer's agent went incognito and I had to deal with her buyer from beginning to end along with my sellers

jackie connelly fornuff: Did Every Home in Lindenhurst NY Flood from Sandy?
- 04/13/14 09:16 PM
Did Every Home in Lindenhurst NY Flood from Sandy? There is this perception with buyers and homeowners that every home in Lindenhurst NY south of Montauk Highway flooded. That is not true. There are even homes on the water that didn't flood. It is about the elevation of the land and the home that determines if the home is in a flood zone. There are homes in Lindenhurst NY where the back of the house is in a flood zone but the rest of the house is in flood zone x which is not a flood zone. I have a

jackie connelly fornuff: People Only Know What They See
- 03/29/14 04:31 PM
People Only Know What They See When sellers and buyers are searching for homes online they see how many are available and think that is the norm. Across Long Island the amount of available homes compared to last year is down considerably. Unless people have been searching for a home for a year or more will know that inventory is down now. Let's take Lindenhurst NY as an example. Last year consistently there were 236 homes available. As of this morning there are 155 homes on the market. That is a considerable decline. 39 of these homes are on busy streets

jackie connelly fornuff: Cash Offer. And?
- 03/25/14 01:08 PM
Cash Offer. And? An agent was telling me that her buyer wanted to make a really low offer on a house because they are paying cash. Then comes another offer and the buyer is getting a mortgage. The offer is $25,000 above the cash buyer. The cash buyer didn't believe their agent because this buyer thinks it's a buyer's market and that cash is king and there is no way another offer came in. Think again. A homeowner isn't going to take $25,000 less just because an offer is cash. They will go with the highest and best offer as well

jackie connelly fornuff: Can My Real Estate Agent Keep My House Active Without My Signature?
- 03/04/14 01:07 AM
Can My Real Estate Agent Keep My House Active Without My Signature? Not in New York and not on your life! When a home expires from the market it is off the market, period. If you want your house back on the market whether with your agent or another, you have to sign all the listing paperwork again. When a home is due to expire from the market, your agent can give you a form called the MLS Report of Change Form. It is on this form what date you want to extend the listing expiration date to. You, being the

jackie connelly fornuff: The #1 Incentive To Attract Buyers When Selling Your House
- 03/04/14 12:26 AM
The #1 Incentive To Attract Buyers When Selling Your House Price. It. Right. Sounds simple and it's common sense right? Even in a seller's market, if your Long Island NY house is not priced right it will not sell. The only thing you will be doing is helping similar homes in your neighborhood to sell and yours will be overlooked. Do not be the definition of insanity. What happens if you do get a buyer? The buyer's bank will not fund a mortgage if the appraisal comes in for less than the offer. The buyer will most likely not give you

- 03/03/14 10:12 PM
6 Things To Do Before Upgrading to A Larger Long Island NY House The decision to sell your Long Island NY house shouldn't be made quickly. You can't leave until you know where you are going. If you desire a larger home, you have to know what type of home you want. Across Long Island NY there is a shortage of inventory in most price points and home prices are rising. Buyers are having a difficult time finding "the one" and they cannot afford to be picky. What would happen if you place your Long Island NY house on the market,

- 02/20/14 06:05 AM
How Many Homes Are For Sale In Lindenhurst NY? There are 148 homes for sale in Lindenhurst NY as of 2/20/14 and that includes short sales and REO homes. Without the distressed properties, there are 115 homes for sale. What does this mean for sellers? We are without a doubt in a seller's market. Another West Babylon House Sold! This informed me that these buyers weren't being told that some homes are not for every buyer. Many agents kept calling this home a condo. In the listing it specified it is a
