Land locked refers to a parcel of land surrounded entirely by privately owned land, with no access to a public right of way  (road).  Condemnation for a limited access highway is a major cause of such parels.
Condemnation refers to the taking of private property for public use.  Consent of the owner is not required but fair compensation must be paid. This is also called eminent domain which is a governmental right to acquire private property for public use through condemnation and just … (2 comments)

land: Northeastern Ohio Homes and Land in Ashtabula, Geauga, Lake County- Ask the Realtor - 05/04/10 08:38 AM
Please define mineral rights?
Minerals-- In Real Estate terms, those minerals of value which may be taken by mining, such as coal, iron, copper, gold, silver, etc  Mineral rights as well as oil rights, may be sold or leased separately from the land itself. The ownership of the minerals (coal, gold, iron, etc.) under the ground with or without ownership of the surface of the land is known as mineral rights.  Mineral rights don't always transfer with the sale of acreage. In some circumstances the seller may "reserve" the mineral rights.  This is also possible with timber.

land: Timing is Everything in Ashtabula, Geauga, or Lake County- Provided by Jackie Stewart- Prudential Select Properties - 12/15/09 11:36 AM
First-time homebuyers dominated the U.S. real estate market in 2009, accounting for roughly half of all residential transaction, according to the National Association of REALTORS®.
That trend is likely to continue well into the new year. That's because interest rates are hovering near all-time lows, home-price affordability is near all-time highs and a third factor - Congress' extension of the first-time homebuyer tax credit until April 30, 2010 - make conditions quite favorable for those considering homeownership for the first time.
Still, with the prospect of making one of the largest investments you'll ever make in your life, you can easily … (0 comments)

land: Going Down! - 07/30/08 03:32 PM
What a pleasant surprise!  Gas prices are coming down.  Will they stay that way?  Remember the days when we all thought prices over $2.00 was expensive?  According to recent news reports, Americans are driving much much less.  What a concept!  Look how well its working!
But what if you live in a rural area?  Nothing is nearby!  It seems like all you do is drive.  One plus  is the scenery.  There is nothing quite comparable to a drive through the country.   Ashtabula County has beautiful country side.  Explore the area and you'll find fields and pasture land , forests too.

land: Do Not Call - 07/20/08 10:54 AM
Letters and postcards are a safer way to prospect as opposed to cold calling.  What are some other ways you've come up with to adapt or adjust to the DNC list?  Are you still cold calling?  Is it ok to call FSBO's since they've put their contact number on a sign.  Is it  ok in that instance for a Realtor to call?
I mostly use postcards for my general prospect farming.  I've had fairly good response. In fact I've had better response with postcards than with running ads in the paper.
I'd love to hear your response to the DNC issue and I'm open to any prospecting ideas anyone would care to share!

land: Have we hit Bottom Yet? - 06/11/08 02:19 PM
So whats the word on Real Estate prices in Ohio?  Have we bottomed out yet?  Have we started to level off?
Land doesn't seem to have suffered the same sort of price drop in Northeastern Ohio?  Are we finally at a crossroad with property values?
Land is a great value.  Hunting land, commercial land, recreational land.  Its all very durable and a great addition to an investing portfolio.  Property (vacant land) in Northeastern Ohio is reasonably priced compared to many other areas.
How big of an effect have gas prices had on this current economy?  Last year when it was closing in on $3 a gallon … (4 comments)
