Because apartments near Gramercy Park cost a whole truckload of moolah and set condo-sales records, a seven-story, 14-unit building near Gramercy Park is going down that road. BuzzBuzzHome reportsthat 78 Irving Place, located at the corner of that quaint thoroughfare and 19th Street, is undergoing a gut renovation after which its rentalswill be no more. In their stead will come seven condos, designed by PKSB Architects. Last year developer Silverstone Property paid $17.9 million for the property, which comes with an adorable carriage house, sparking rumors of a condo conversion that have—surprise, surprise—come true. gramercy: Foreclosure looms for One Madison Park

Glitzy residential development One Madison Park is being foreclosed on before it's even finished.
A prominent commercial real-estate lender says the developers have defaulted on the mortgage and owe them over $200 million.
In papers filed in Manhattan Supreme Court, iStar Tara claims the borrowers at the problem-plagued luxury condo site have committed "numerous breaches of its obligations under the mortgages," and the company's had enough.
It wants to foreclose on the property, sell it, and get a "deficiency judgment" against developers Ira Shapiro and Marc Jacobs and their Slazer Enterprises, who had "guaranteed repayments of certain amounts owed to [iStar]."

Not as much as it used to. If you're seeking a rental near many of the city's wealthiest denizens, you'll find an assortment of deals on the Upper East Side.
"Last year, if you were looking for a studio [on the Upper East Side], you couldn't find anything for below $1,500," says Dan Marrello, a managing director for Citi Habitats.
