new york: Three more months in limbo: Broker-fee ban lawsuit delayed - 03/09/20 05:20 AM

The temporary restraining order issued last month will remain in place until summer
New York Attorney General Letitia James and REBNY president James Whelan

The uncertain future of broker fee payments will be prolonged until at least June.

On Friday, the office of New York Attorney General Letitia James requested an extension to respond to the real estate industry’s Article 78 petition until May 1 and the industry agreed to the delay, according to court documents and a statement sent by the Real Estate Board of New York. The parties will now meet in court on June 12.

The petition was filed last month in Albany County … (0 comments)

new york: Here's How to Make a 242-Square-Foot Apartment Work - 09/04/14 02:59 AM

Spotted by way of Curbed NY is this "totally livable" 242-square-footapartment in NYC's West Village. Once a dormitory for Hudson River dockworkers, the two-person dwelling boasts closets (a relative rarity in New York City), a "storage nook," and other renovations designed to maximize space and (quaint, semi-hipster) comfort. "We agreed to renovate and maximize the space," the owner says. "If one if us said the safe word, I would put the apartment on the market the next day. But no one said it. We forget what the word was."

new york: Renting With Bad Credit - Leases; Window Guards; Co-Op Boards - 08/18/14 09:49 PM
Renting With Bad Credit

Q. In 2010, I lost my full-time job and began freelancing. By 2012, my financial situation worsened and I was unable to make payments on my co-op apartment. To avoid foreclosure, I sold my apartment in 2013. I used the proceeds from the sale to pay off my federal tax lien, leaving me with about $200,000 cash. However, my credit rating is poor because of the mortgage delinquency and at age 43, I am a freelance graphic designer, with no steady income. I have been trying to find a rental apartment, but my sizable savings do not help. Landlords are unwilling to … (0 comments)

new york: 40 Secret Gardens, Parks And Green Spaces Hidden Across NYC - 08/15/14 03:38 AM

Now that summer is really and truly upon us, we thought we'd explore some of the lesser-known green gems tucked away in far-flung corners of New York City. When everyone you know is spreading an old sheet out on a grassy knoll in Prospect Park or taking their cousin for a stroll along the High Line, a storehouse of under-the-radar spots becomes crucial. From unexpected oases in the atria of office buildings (Ford Foundation, we're looking at you) to 17th-century farmhouses that still keep piglets in a pen and crops a-growin' (oh hey, Queens County Farm Museum), there's a destination for … (3 comments)

new york: FORGET THE MURPHY BED: BEHOLD THE GRAVITY-DEFYING SLEEPING PLATFORM - 06/18/14 02:58 AM
For a small apartment in Italy, architect Renata Arrigo created a master bed that raises and lowers on a cable system

Murphy beds are so yesterday. Practical as they may be, unless they're done right, they scream 1982.  Of course the idea of tucking your mattress away to free up living space... that's something we can get behind. That's why we couldn't take our eyes off these retractable sleeping platforms recently featured on Remodelista. The beds (seen in the slideshow above) are raised overhead, so you can use the space underneath when you're not sleeping. Some are electronically operated, others work on pulleys.

new york: An Introduction to New York's Short Term Rental Laws - 10/10/13 01:35 AM
The world of short term rentals is a weird, tricky thing—especially in a city as big as New York. There are dozens of websites that allow people to freely list their homes/apartments/condos, plusadditional sites that help people make the best listing possible. Thesesites have mostly operated in their own realm, but in recent months, we've seen many of them get direct support from the city in order to help house people who were displaced by Hurricane Sandy. It's obvious that short term renting is a growing industry that shows no signs of slowing down, but the fact of the matter is that most of these rentals are illegal.
