cashflow: An Investor's Market

It's undoubtably an investor's market. I have a client who is under contract for a duplex for $123,000 that will cashflow him over $700 a month. But, like all things, it won't last forever. There are generally 8 different types of investing to get started in: 1. Assignments. If you don't have much equity to work with, and/or if your credit power is limited, assignments can be a way to get started in real estate investing. You will need to have a strong "sales" personality to succeed at it, though.
