Market ActivityOne positive market trend continued for the month of October - listing inventory decreased from 1087 in September, to 1046 by the end of October. Inventory reduction is one of the keys to our housing market recovery. The number of homes sold in October fell by 38% to 83, from 133 in September. The state of the economy and the jobs outlook continue to press down on the housing market. Ever the optimist though, homes are still being bought and sold in this market - it has not ceased up, but just needs a bit of grease. puyallup: Jim Collyer named Puyallup’s Police Chief, Bryan Jeter to be Deputy Chief - 11/19/08 08:02 AM
Puyallup City Manager Gary McLean made it official today, naming interim police chief Jim Collyer as the city's new chief of police. Collyer has been serving as interim chief since April 2008.  Prior to that, Collyer served as the Deputy Chief since 2003.
"Chief Collyer brings a depth of experience and professionalism to the position," said McLean, "and he's earned the respect of officers and staff both here in Puyallup and across the state."

puyallup: Puyallup October Real Estate Market Update - 10/29/08 02:48 AM
Current Price TrendsSeptember statistics released by the NWMLS show a significant drop in the median home price. The median home price for Pierce County ended September at $250k - representing another 11% drop in year-to-date appreciation. I believe that this drop represents a large sell-off of homes in the lower price spectrum, as opposed to a drop in prices throughout the market. The rise in number of sales this month could support either theory - regardless, reducing standing inventory is good for all sellers.

puyallup: Puyallup Receives Standard & Poor’s AA Credit Rating - 10/15/08 10:50 AM

The City of Puyallup's water and sewer revenue bonds have been upgraded from A- to AA by the credit rating agency, Standard & Poor's.  The agency announced the rating today.
"This is a huge vote of confidence for Puyallup," said City Manager Gary McLean.  "It reflects on the sound policies of our city council and the hard work of our employees."

puyallup: Puyallup Phone Alert System Test - 10/10/08 06:46 AM

The City of Puyallup Emergency Management Department will be testing the Puyallup Phone Alert System beginning at 10 a.m. on Tuesday, October 14.  The "Reverse 911" program makes automated calls to citizens to notify them of emergency events and alerts.
"If this was a real emergency or crisis situation, this "Reverse 911" call would relay detailed instructions of how to proceed and prepare during the crisis," said Merle Frank, Puyallup's Emergency Management Director.

puyallup: From Deflation to Elation as the City of Puyallup Gets a LIFT - 09/23/08 11:59 AM

When Washington State's Community Economic Revitilization Board (CERB) told the City of Puyallup last Thursday that they came in Fourth Place for the State's LIFT (Local Infrastructure Financing Tool) grant, and would not be awarded $1 Million to connect Puyallup's downtown core with South Hill, a collective sigh could be heard from City Hall.
The City's deflation has turned to elation today according to City Manger, Gary McLean, as the CERB has moved the City of Puyallup into Third Place ahead of the City of Vancouver, awarding Puyallup with the $1 Million grant they were hoping for.

puyallup: Puyallup September Real Estate Market Update - 09/15/08 11:39 AM
August statistics just released by the NWMLS show another modest increase in the median home price. The median home price for Puyallup ended August at $266k - still, a 10% drop in year-to-date appreciation. Today's news in the financial market - namely Lehman Brothers going bankrupt, Merrill Lynch being sold to Bank of America, and the possible restructure of AIG - will likely cause mortgage banks to further reassess risk. What this means is less money to lend to fewer people; less money to fewer people will mean fewer homes selling and the continued erosion of equity in Puyallup real estate.

puyallup: Puyallup August Real Estate Market Update - 08/15/08 03:28 AM
July statistics just released by the NWMLS show less than a 1% increase in the number of Active homes for sale, and less than a 1% decrease in the number of homes Sold, from June to July. This gives us more than a 10 month supply of homes (4-6 months being a balanced market). Just 102 homes Sold in the month of July, which is a 42% decrease YTD. The Median Home Price rose to $264k, representing an 8.3% decrease in YTD appreciation.

The "Bee Boppin' Bugs Concert" at the Puyallup Public Library on Friday, August 15th at 3pm is a free concert starring Nancy Stewart, and is part of the 2008 Summer Reading Program. Children between the ages of 0 and 12 years old are encouraged to "Catch the Reading Bug!" this summer. Every child who reads (or is read to) 10 hours or more this summer will get a free book and a ticket to Northwest Trek/Pt. Defiance Zoo & Aquarium and other goodies.

Kids of all ages are invited to the Puyallup Public Library in downtown Puyallup this Saturday from 10am until noon to "chalk the walk" with their doodles and drawings. There will be several artists on hand to help them out. This event is free and chalk will also be provided.

Farmers Markets are a great place to be green and discover what is organic and local in your neighborhood.

... is a mixed bag this month. Pierce County saw a rise in both the median home price and the number of sales, and a decrease in the cummulative days on market - positive movement. Puyallup on the other hand saw the median home price and number of sales retreat, as well as a decrease in the cummulative days on market.

... bounces back a bit. The number of new listings is still stalled, bucking the seasonal trend. The number of sales did rise a bit, but so did the time on market for sellers. The median price of homes also bounced back but is still down in year-over-year numbers.

... continues to slow down. The number of new listings has largely stalled, which is good for those already trying to sell their home. However, the number of sales is down, the days on market is rising, and the median price of homes has retreated to numbers not seen a while.

puyallup: Villages at South Hill Underway - 01/30/08 08:25 AM

The developer and builder for the Villages at South Hill, Highridge Development LLC, picked up their first building permit on Friday. The Villages will be located just off 39th Ave SE, east of Shaw Rd near Sunrise Elementary School. The permit is for Lot #8, which is going to be their model home. They expect to start the construction, pouring the foundation this week. Check out the Villages at South Hill final plat.
