      <title>Syracuse investment properties</title>
      <description>I just listed 2 new investment properties in the Syracuse Real Estate market.  There are many investment properties currently listed in the Syracuse area.  These are two that are fully rented with long term tenants.
The first is a two family on the northside of the city of Syracuse.  There is a 1 bedroom downstairs that has a tenant who has been there over 20 years.  The second floor is a 3 bedroom apartment with eat-in kitchen and living room.  The bathrooms in both apartmetns have been updated with tile flooring.  The whole house has had all windows replaced in 2008.  House is listed at $39,900

      <description>Onondaga County real estate and Syracuse real estate.  In the last 30 days there has been a lot of real estate activity in the county of Onondaga in New York State.  245 homes have sold.  The average sales price is $167,036.  The average sales price is up from the month of June, but I am thinking that is because of the number of first time home buyers we had.  The average days on market is 67 days.  These stats are for all of Onondaga County.  Below is the actual report.

The numbers are down from June, but not too bad considering the tax credits were done.  In the month of June 565 homes closed in Onondaga County.  Onondaga County real estate has been good.  Average sales price was $154,874 and days on market was 56.  Below is the report.

      <description>What to do in the Syracuse area this weekend?  Why not check out one of the many Onondaga County Parks.  One advantage to living in Central New York is the abundance of public parks.  There are many activities to enjoy at each park, no matter what you like to do.
Beaver Lake Nature Center
Open year round at 7:30 am.  Admission is $3 per car or $24 for an annual pass.
There are many things to enjoy at Beaver Lake Nature Center you can go canoeing or kayaking, bring your own or rent one.  Canoes and solo kayaks are available on a first come first basis, $8 for the first hour and $2 for each additional half hour.  You can also go hiking through one of the many winding trails throughout the park.  You can walk, bike, or ski the trails as there are over 9 miles of maintained trails.  Beaver Lake is a 200 acre glacial lake that is a migratory stop for thousands of Canadian geese.
Carpenter’s Brook Fish Hatchery
Carpenter’s Brooks is open April 16 – September 30 9am – 6pm and admission is free.   There is a fish production for farm pond stocking, Fishing programs for families, seniors, and specials needs group.  June 19 and 26 there is public fishing from 9:30 – 11:30am, bait, rods &amp;amp; reels will be provided and it costs $5 per person.  You can have a fish ‘n party at the shelter.  Erie Canalway Go to one of the many parks along the Erie Canal.   You can have a picnic and enjoy the use of picnic tables, charcoal grills, and playgrounds.  Also you can follow the trail along the canal and bike, walk, run, or cross country ski year round.
Highland Forest
Open daily April through February at 8:30am.  Admission is $1 and 21 years and under are FREE.
So many things to do here!  You can go hiking or walking through the wooded trails of Highland.  Youth group camping, cabins rent from $29 to $140 and there are tenting areas available as well.  Picnics, meetings, and weddings have all been held at one of the picnic shelters available.  Mountain biking is another option.  There is also bow and deer hunting in the Fall and turkey hunting in the Spring.  June through August the Pioneer Museum is open on weekends from 1:00 – 4:00.
Hopkins Road Park
A six diamond complex of which there are five tournament quality softball fields and a fenced baseball field.  There is a wide assortment of leagues available every night of the week and on weekends as well.
Jamesville Beach Park
Park is open year round dusk to dawn.  Beach opens May 29 to September 6 weekends 11 – 7, weekdays June 1 til September 3, hours vary.  Beach admission is $5 per vehicle on weekends and $4 for weekdays.  A season pass is also available for $31.50.
Don’t want to do the beach?  There is still more to enjoy.  There are a few shelters to reserve for your party.  Boat rentals are available, paddle boats, row boats, canoes, and kayaks.  Horseshoe pits and you don’t need to bring your own shoes.  Volleyball courts are available.  There is also a disc golf course open April to October during park hours, bring your own discs or rent them for $3 a set.  Fishing is available along the shore as well.
Oneida Shores Park
Oneida shores is open year round.  Beach is open May 29 to Spetember 6.  Beach season admission is $4 a vehicle on weekdays and $5 on weekends, non beach hours admission is free.  You can also launch your boats here into Oneida Lake rates vary from $4 to $8.50 depending on type and size of boat, season passes are also available.  Camping is available sites range from $20 - $28 a night.  There are also a few shelters you can rent out to host a party.
Onondaga Lake Park
Open year round.  So much to do here, archery, boat rentals, butterfly garden of HOPE, commemorative bench program, equipment rentals, friends of historic Onondaga lake, fishing, get moving CNY, historic sites, kickball, lights on the lake, long branch park,  marina and boat launch, salt museum, shelter rental, skatepark, trails, wegmans good dog park, and wegmans playground.

      <title>Pictures can say a million words.</title>
      <description>As a Realtor there is so much I have learned in the two and a half years.  One of the most important things I have learned is the importance of the photos we take for our listings.  I remember my first listing and the photos I took.  They were all dark and cluttered.  The house was dark inside and the owner did not have that much lighting inside the house.  I was all excited and went over on a cloudy day to take photos.  Ran through the house, got a photo of every room and the exterior shots all in less than 10 minutes.  I ran back to the office uploaded the photos and threw them right into the MLS.  I did not think anything about what the photos looked like.  Over time I learned.  They had to have been the worst photos I have ever taken.  The house looked so gloomy and depressing.
The first few listings I had it was a quick go in get photos of everything and get out to get the listing in sooner.  Now I think it takes me close to an hour to take photos of my listings.  I take the time to move furniture and remove items from the counter tops and clean up everything, also I take the time to make sure the lighting is just right.  I am no professional when it comes to taking pictures, but I have noticed an increase of quality from day one.
I also have learned how important the pictures of the houses can be.  I have heard a few times people complaining about photos of other listings.  The buyers notice when you just throw the comforter over an unmade bed.  They notice the little things, a cluttered counter top, an open closet door, stuff thrown under a table.  You never know when one of those buyers could be a potential listing.  We have to learn how to use these photos to help sell our business.
I have considered using a professional photographer or going out and buying a fancy camera that I would not know how to use.  I wasn't sure a professional photographer would be worth it for me.  My average listing is just over $100,000.  I figured I can learn how to take better photos and spend the money I would have spent on a photographer elsewhere in my marketing plan.  The fancy camera I figured that would just confuse me and it would take a while to learn how to use.  I have decided to stick with my point and shoot camera and learn how to use photo shop.
So next time you get ready to list a house be sure to take your time taking those photos.  With everybody looking online if the photos are bad they will not even take the time to go into the house.

      <description>How are you successful with web leads?  For the past year I have been using the Internet to generate the majority of my business.  I have used Craigslist to drive traffic to my website.  My company gives me a free IDX search for my website.  I have used Facebook, Twitter, Linked in, etc.  I post my website anywhere I can to help get more traffic to my site.
I feel I have been successful.  In the last year without really ranking on Google I have average 1300 hits a month to my website.  I am slowly climbing the Google search pages.  For googling Syracuse Real Estate I was non-existent at first.  Today I am steady between pages 8 and 9.   Every now and then I somehow land on page 1.
Now that I am getting traffic to my website what am I doing to conver them to sales?  Well at first I was forcing customers to log in and register on my site to search for homes.  In one year I had over 400 people register.  I stayed in contact with them through email and the periodic phone call.  I converted 8 of them to actual sales.  That is a very low conversion rate.  What I was finding is that the people who registering for my website were not ready to buy a house or did not qualify at all.  They say the average web user is 6 months out from being ready to purchase a house.
I kept thinking how can I get more solid leads and not have to spend so much time contacting those who were not ready.  About 2 months ago I decided to remove the required registration from my site and let people look as long as they would like.  In doing so I have more solid leads coming in.  Customers are calling me asking to see houses and they are qualified to purchase a home.  They are also emailing me for more information about listings.  They are contacting me when they are ready to buy.  My average sales price for internet leads has gone up about $20,000.
For me making that one change has made a difference.  I may not be getting the same number of leads, but I have increased my conversion rate and upped my average sales price.  What are you guys doing on the internet and your websites to ge leads?

      <description>Ok I have been in real estate for two and ahalf years now.  I have been using as much free marketing as I can.  Using red light/green light.  I have taken on a few new listings this past month and the sellers are asking for newspaper ads.  I have only used newspaper ads a few times in the past and have not seen much traffic from them.  Here in Syracuse, NY our Realtor association has all of the open houses right on their website. They also have billboards all of the city advertises for people to go to their website to search for open houses.  I also advertise my open houses on my personal website, craigslist, trulia, and zillow.  I also use social network sites such as facebook and twitter.  I have learned to use more open house signs and put them on all streets that can lead to the house.  In Syracuse it costs about $80-$100 to put an open house ad in our Sunday newspaper.
What do you guys use differently to advertise for open houses?  Do you feel it is important to advertise in the newspaper?  Do you find success using newspaper ads?  Please let me know your thoughts.

      <title>Our first flip</title>
      <description>About six months ago I started a relationship with an out of town buyer.  I posted an ad on Criagslist and received an email a few days later from this guy.  He tells me he is an investor looking to flip homes in Syracuse and needs an agent.  At first I think this is a joke, what are the odds??  I email the guy back and he calls me within 15 minutes.  We talk on the phone for a while and about two months later are writing our first offer and 2 months after that are closing on our first home.  I guess part of the point of this blog is to respond to any and all emails or responses you get you never know which one is real.
I spent the last two months overseeing the actual work on the house with my partner.  It was a lot of work!  We even painted a little for him.  Well after a few arguments and a lot of work we have finally listed the house.  It is beautiful!  We turned a one bedroom home with a gutted second floor into a 5 bedroom home.  I have a video up on youtube if you are interested I can send you the link.  As soon as we get this one sold we are ready to move on to house number 2.
Flipping a house is a lot of work.  Our first one was quite the learning experience for both our client and ourselves.  Don't overlook anything and go through the home with a fine comb.  Also don't forget a budget for landscaping to pretty the place up!Jaime
