It is after the dreaded April 15th and everyone now is going to be looking at a market with low interest rates and some astounding prices, pretty carefully. Those who have sat on the fences and have waited for the storm of the century are going to start getting restless, seeing the clouds spreading thin and the sunshine coming through.

Doing my 2008 Taxes, I realized one thing and one thing only, the amount of money I have wasted on conventional print advertising. For the X amount of dollars I have spent on print advertising my return in 2008 has been 0 (zero). The dominant figures of our markets print advertising LA Times and some magazines have yielded 0 (zero) leads. It is a good time to sit down and plan for 2009 and analyze new media and see what may work into our business model. Having been in real estate for over 20 years now and last 12 years being exclusively commercial, it is hard trying to add on new products and new marketing tactics to my business model. However, you need to read the writing of the wall, the crisis occuring is in the residential market and the government programs to rectify the situation are all being directed to the residential and new hoe buyers market. So I have 2 choices, I can sit on the sidelines and continue as business as usual, losing the new opportunities and business being created in this market or (1 comments)

The idea of luck is very seductive. Doesn't it sound great? When you have luck you can just show up and without any work or struggle or self doubt have your wishes granted. On the flip side, if your dreams don't come true you can rail against the unfair fates and simply say that luck was not on your side. But what is luck, really?
I love the quote "Luck is when opportunity meets preparation" To me this is great working model for luck. Opportunities will come and go, for all of us, but those of us who are prepared (8 comments)

Fear is the single biggest reason that people don't invest in real estate. Sometimes fear is useful and warranted, sometimes it is simply debilitating. Fear can be a powerful tool if used properly. The question is how to know when it is useful and when it is just debilitating; knowledge is the key.

If you haven't read Gary Keller's best selling book, The Millionaire Real Estate Investor, you should. In fact, my recommendation would be to read the book and use this blog as a companion piece, as I will be discussing a great many of the topic's covered in Keller's insightful tome.
Keller and I both believe in the power of real estate investments to create life altering wealth in even the most inexperienced investor's portfolio. All that is required is willingness. Wouldn't it be nice to have a clear map to success, one that came with a guarantee? No matter what field you are in there is one equation that always works. Strength over time equals power. It sounds quite simple but it is none the less effective. Having a plan and consistently doing the things that are required on the plan is as close to a guarantee of success as there is.

Life is a long series of choices. Our experience of life is shaped by the numerous decisions we make. We all understand this intellectually. Is there anyone left on the planet that doesn't at least intellectually get that if you eat right and exercise regularly it will have long term repercussions in your health and general enjoyment of your life? We all understand it, but not everyone is willing to do it.

The whole ritzy look and allure of Beverly Hills, has lately been under a microscope, especially with the 2 big development projects with Hilton and Robinson's May being the center of attention. Both projects are now having their own share of set backs, one got beat in the polls by a very slim margin and the other is trying to find an alternative to its financing. But what is important is that the city has lost 2 huge revenue streams that would have given a fresh supply of oxygen to a already burdened budget. Now the Beverly Hills needs to come (5 comments)
