In Orlando Central Florida the past 2 months we have sold 45% of the listings in Osceola county. The prices have adjusted but are managing to hold some value. There are a lot of cash buyers in the area that are coming from everywhere. Hopefully we can keep going in this positive direction. Mortgages are still an issue. We still have our share of crazys. We have a very very serious problem with money and confidence in the U.S. and the rest of the world. Real estate prices have adjusted over the past few years, unfortunatly we are caught up in the decline of personel investments. Mutual funds, Stock Market accounts, IRA's and Pensions are down and gone. Most will never come back. We know have to work with people that have a good job and some money that is left from these accounts. This past week, I have seen some positive articles about the housing industry for Orlando. A lttle late as usual because housing prices have begun raising with new construction and in certain cities like Winter Park, Windermere and Oviedo. I told people that if they liked the price and could afford the property then they should have purchased. Why should they listen to a professional that has been in the business for a long, long time. Most of the time you take your clients out in a car and sometimes you need a boat. My clients are purchasing a home on the lake so I will take them thru the chain of lakes to view the lake side of the house. I will be gone all day working on my tan. Orlando vacation homes are building and selling again. The clients that are purchasing today have the necessary funds and ability to purchase. The mortgages are alot of fun to acquire but we manage to get them closed. The title company closed today so we hired a traveling notary. The transaction closed and the clients are very happy with their new orlando vacation home. They will start furnishing the property tomorrow. When I first began my Real Estate career 25 year ago I was told don't ever go to your closings because if there is a short fall they always want to grab the money from the realtors commissions for the difference. I didn't do that and I go to all my closings because I don't lie to my clients so there is never a problem. Everything is prepared in advance and I personally speak with title and closing agents just to make sure. I received a phone call yesterday from a family that is coming to Orlando for a vacation. They are staying in a clients condo that I sold a year ago. My client told them that they are doing well and in positive cash flow with their property. They referred them to me so they can buy their first property. I have all my clients get their mortgages ready first before we start viewing homes. Everyone is prequalified including my 2 dogs. I get that approval letter in hand. orlando relocation: Client's mortgage Question / My Opinion

My client just called to get my opinion about a mortgage. I told him I'm your REALTOR not a mortgage lender. He said thats OK he values my opinion. His question was that the mortgage broker was pushing a mortgage that is a 90 day adjustable based on foreign currencies. I said that I have zero knowledge about this but I can comment on what type of mortgages I get for myself and investment properties. I look for a 5 - 10 year mortgage fixed with no pre-payment penalities. If the rate goes down a point or more then I may (1 comments)

Except this. In between my client showings I contact several realtors I know. I like to stay in tune with the economy and our business in the Orlando, Central Florida area. Everyone is busy, even my friend that does not sell that many homes. Orlando relocation is good and the 2nd home and holiday, vacation home business is well too. Everyone else around the U.S. will have to tell me how their city and business is. The economy seems to be stable and everyone that can afford to buy are. Interest rates are good. Windermere is a city that is next to Orlando. Why does this city sound so familiar? Could it be that Arnold Palmer and the Bay Hill Classic is played there or people like Tiger Woods and Shaq live there or its just around the block from the entertainment fun areas of Disney World, Buena Vista, Universal Studios and EPCOT.
