You may have read my post on creating an eco-friendly barn/stables  in which I told the story of our client, the avid equestrian, "Doc" . She stopped in to visit and to talk about  "Energy"-- specifically Energy Star  Rated buildings that might work for her horse barn construction project.
That really got us thinking.  Right away, I dropped an email on over to AR's Tricia Jumonville and  Janie Coffey who commented and gave Doc's project some ECO-juice. The other day, one of our favorite equestrians "Doc" stopped in to the Office to talk about  "Energy"....Energy Star  Rated buildings , that is. Background: Anatomy of Offer to Purchase and Contractin Chasing Waterfalls Part I  and Part II  we told how our client, JT,had his finances in order  (pre-qualified for a CASH land purchase) ...about 40 acres with a waterfall --most acreage to go into a land trust.    We found the property, wrote and delivered  a full-price CASH offer to purchase and contract with the  only contingency (beside the standard appraisal contingency) being that the waterfall actually is on the property, and negotiated with the out-of-State seller through the listing agent. The seller received the offer, but … (55 comments)

In Part I of this unfolding land sale transaction, our  client, JT told me that when he first became interested in 1031 Exchanges in conjunction with conservation development, he considered himself lucky to bump into one real estate professional who understood the intersection of a "cultural creative" investor and his quest for land with a waterfall he could steward.   
Surprised, I noted that there‘s a market trend toward sustainability in design and construction as expressed in  conservation development properties.

As I mentioned in yesterday's post, we enjoy fresh produce here in North Carolina. Farmers' markets and tail gate markets make locally-grown foods  from our neighbors' farms readily available.  
However, as our population surges and development moves out toward rural lands, farm prosperity and farm transition are more and more on the minds of all concerned.
According to the National Resources Inventory, North Carolina is converting over 30,000 acres of prime farmland to development each year.

UPDATE: Gather a dozen or so people for ideas on managing mountainside development, and they're likely to come up with a dozen or so different ideas. The Land-of-Sky Regional Council found out as much  as a group of government planners, builders and landowners met for the second of five meetings on the issue.
State legislators and local governments have been wrestling with ideas for steep-slope development rules under pressure from the rapid pace at which builders are putting up homes on mountainsides...

Just today, I was nudged inquisitively by a band of 4 goats, clucked at by the gals in the hen house, looked in the eye by an enormous horse, and left breathless by the sight of  Tennessee Walkers  racing each other across the Spring-green pasture of  the horse farm I was showing.  
My clients and I, on the lookout for a "family" horse farm near Asheville, N.C. knew we are in for an adventure! We couldn't  think of a better way for a REALTOR® and her clients to celebrate Earth Day than to be out on the Land.

                                                                                 It was early morning. Still early enough for the anxious homeowners  to deal with an unexpected blanket of snow on this April morning the Appraiser had scheduled his visit. The Appraiser was due  to arrive within the hour. 
According to the Department of Labor, Appraisers of real estate "estimate the value of real property for a variety of purposes, such as to assess property tax, to determine a sales price, or to determine the amount of a mortgage that might be granted on a property. "

Here is a chart that compares residential sales in Asheville this time last year to sales in 2007. You will note that although fewer homes sold in 02/2007 than in 02/2006, the price of those homes is higher, and the days on the market, less. There has been some confusion about how strong our market is. It is very strong, with the sales price of homes running very close to the actual asking price.
