eco investing: Top 5 Eco-Friendly Trends for Investors to Watch in 2010 - 02/08/10 03:41 PM
What eco-friendly trends in real estate are Investors watching these days? Here are my Top 5 picks for 2010.
"Cradle to Cradle" Design - fully reclaiming or re-using products end "cradle to grave" cycle of manufactured products.Example:  In Detroit, The Ford River Rouge Complexredevelopment  is an example of this concept, and is a direct result of FoMoCo consultation with William McDonough, who with his partner originated the concept. Reported Michigan Land Use, "The entrance to the Rouge complex is turning into a 1.5-mile-long green boulevard with 22 acres of wetlands, trees, and shrubs. Some 1,500 trees and other plantings are starting to surround … (1 comments)

eco investing: THE GOOD GREEN INVESTMENT MUSE: A Little Software and A Lot Something Else. - 11/09/07 07:04 AM

Our real estate practice focuses on sustainable innovation. With this in mind, the idea of software in my tool box that can help put a property in context appeals to me.
For  testing and identifying dollar risks, looking at income (before and after taxes) and comparing one property to others, I use a handy, professional software program I trained on during one of my CRS classes. I really like it.
Why?

This software helps show my good green real estate investor-clients which property of interest holds on a strong income potential. It helps my eco-friendly 1031 clients compare properties. It helps us look … (8 comments)

eco investing: HOUSING AS AN INVESTMENT, Green Homes and Land for Sale - 02/28/07 01:31 AM

The parade commenced. The cry went out.  It was heard in the neighborhood, It was heard on downtown streets. You could even see it plastered on local bulletin boards.
I am a REALTOR®. Housing as an investment is part of the decision-making process for my clients. But something new and colorful was on the horizon. .  "Green   homes and land for sale, GREEN  HOMES and LAND For Sale!"
I should have been the first person to notice. After all, I am aware that families want to know that the money they invest, possibly the most significant  investment of a lifetime, is … (14 comments)

eco investing: Down Home Talk on the Steps in the 1031 Like Kind Exchange Process - 02/15/07 03:01 PM
Last week I was reviewing handwritten notes on "Steps in the 1031 Like Kind Exchange Process" and requests from our clients. 1031 rules change, so this is It's something I do every year.
I noticed that a number of our clients had requested a " down home explanation"   some good old-fashioned plain talk on the  the steps they would need to take in doing an Eco-wise (any)  1031 Exchange. This year, I'm working on that request. But I want to say right up front that this attempt is from my experience and it is accompanied with the caveat that EXACT details must come from the experts...from a … (7 comments)

eco investing: Down By The River. Brownfields. Heads-Up to Investors and their REALTORS. - 02/01/07 10:22 AM
My Field Coordinator and I braved the freezing rain todayto slide our way on down to the River District. We have clients coming into town this weekend, investors who need research done. So, we stood in the rain  and took a look around at potential investment property in a brownfield right across the street from the River that winds its way all along the communities here.
Maybe not all real estate professionals get goose bumps from their work, but we did today. No joke!

eco investing: Trend in 1031s, Socially Responsible (SRI) Investment and Real Estate Investment Trusts(REITs) - 01/13/07 03:03 AM
Recently Bill Westel commented on my blog on  indicators pointing to Green homes being the standard by 2010  that "if one were smart finding the stocks of companies that build green home products probably would be a good investment!"
Folks, if you are interested in  trends in the real estate market, Bill's remark will intrigue you as much as it did  me.  Until just this past year, I have not been able readily to identify socially responsible investment (SRI) mutual funds or real estate investment trusts.
I knew that EnergyStar® participation would equate to strong financial performance. And, judging from the increasing interest and demand from my 1031 … (11 comments)

eco investing: Image of Elvis Seen in Diner Near Asheville. - 01/07/07 10:23 AM

ASHEVILLE -

Unsuspecting real state clients out looking for "green" pastures like the one pictured here, about a half hour north of Asheville, North Carolina were astonished today when they noticed an image of Elvis in photographs taken by their REALTOR®. (see below)
Armed with pen, paper and  maps, and still wearing their land-hiking duds, they had stopped for  a tasty meal at Dino Pappas'  Areopagus Bistroa favorite diner of their guide to the mountain lands in Mars Hill, North Carolina.

They had selected potato skins and Greek salads after  jotting down notes on all the absolutely gorgeous acreages … (28 comments)

eco investing: Anatomy of Rural Land Sale. A Good-Natured Look at a Real Challenge. Part 2 - 12/22/06 05:04 AM
On November 14th I wrote about an exciting scenario:   RURAL LAND SALE           Cash Deal with Contingencies. 35+ AC in beautiful (see photo) Madison County, North Carolina, about 30 minutes north of Asheville , NC.
I expressed concern that the parties to the transaction wanted/neededto close in 60 days, max.  and that due diligence to remove contingencies on rural acreage was likely to take up to and  beyond 120 days.
Challenge: Close in 60 Days.... Clock Ticking.. now at 40+ days
Check These Items off the 2DO List ,in this Anatomy of a Rural Land Sale :

eco investing: Appreciation~Wealth of the Generous Kind - 11/21/06 12:58 PM
Talk about lucky! That's me and my team at our real estate firm. Lucky because we get to meet amazing people almost every day, including here at Active Rain.  Lucky because we get to see amazing places and properties almost every day. Lucky because of the riches... in challenge... in  good company... and in wealth of the generous kind..
At this season of the year, we have so much for which to be thankful.
This is a cameo of a family who gave me a focused definition of the word, "appreciation"... Barb and  Tom, our  real estate investment clients, and their  16-year old son, Connor. Connor is in … (10 comments)

eco investing: About Asheville (Buncombe County and Surrounds) North Carolina~ Adventures in the Dazzling Provinces of the Blue Ridge (1).. - 11/16/06 01:25 PM

I awoke this morning to the call of a mockingbird. Then a cardinal pair sang the sun up. As the days shorten and cold weather gets ready to descend upon the mountains, the Dance of the Princely Paw Paws  begins. And I too begin this series of adventures in the Appalachian mountains told by "fireside"...stories of our bioregion , the Dazzling Provinces of the Blue Ridge Mountains .
Possibly better known as the  Greater Asheville (Buncombe County) North Carolina area, this is a  land of refined mystery and beauty. As we journey through time and territory the magic of this area will reveal itself … (13 comments)

eco investing: "Smart Growth" & Charmingly Interwoven Cultural Threads & Communities - 11/15/06 04:03 PM
Various and charmingly interwoven cultural threads  make up the communities in which we offer our expertise as REALTORS®. As real estate professionals we are in the lucky position to be part of the design team for the future in such communities. Here's an example: Our small college town, Mars Hill , N.C. can only grow so much before it ceases to be a town and becomes a small city.
Our small city, Asheville, N.C. can only grow so much  until it becomes a large city. And so we come to a place that requires consideration.
If a community likes its "small town feeling" then … (7 comments)

eco investing: Sleuthing for a Prosperous Future - 11/13/06 06:05 AM
Future Planning.Lately, I have been thinking a lot about what's ahead for us in the real estate industry. ..say in 2010. ..and researching, gathering data, raising my antennae...getting familiar with market demand statistics
I  am seeking a "heads-up" on promising trends-such as:          1. trend toward "human scale" design           2.trend toward sustainable development          3.trend toward environmentally-sensitive communities         4.trend toward less size with more bling-bling
Some of you may know that #1-4 + are near and dear to my heart. But what you might not know, and what I certainly didn't expect  when I started my sleuthing for the future, was … (7 comments)

eco investing: Thanks Active Rain ...A " Teaching Treasure" Found Me - 11/12/06 06:02 AM

I wrote about a  PBS four-part series called Edens Lost and Found  last week. In the next few weeks it will take the PBS audience, some 80 million people  to Philadelphia, LA, and Seattle  and  look at sustainable urban ecosystems and what we all can do to improve quality of life, possibly bringing even more energy to an emerging trend in the real estate market . I was attracted to a segment paying tribute to a teacher by the name of  Deb Perryman. Maybe some of you are former schoolteachers as I am. It makes me smile each time I hear about … (8 comments)

eco investing: 1031 Like Kind Exchanges..7 DO NOT DOs - 10/13/06 12:55 PM
7 "DON'Ts" 1031 EXCHANGERS Should KnowOver my years as a REALTOR® in the Greater Asheville, NC area, I have seen strong appreciation in the real estate market.
During that same time, I also have noticed with interest the increasing number of clients  who are approaching creative-retirement ...the famous (or maybe infamous) "baby boomers".
I don't know if there is a connection between the baby boomers and 1031 investing in Asheville,  but,  just in the past few years, I can tell you for sure that  the demand for information about 1031 Tax Deferred Exchanges under Carolina blue skies has "flowered".

eco investing: 1031 Like-Kind Exchange: One Time a Farm can Equal a Condo. . . - 10/13/06 12:10 PM
The other day, as I mentioned in an earlier poston my BLOG,a novice “Green”  investor and I were talking about the pros and cons of the 1031 Like Kind Exchange. (Good info on the 1031 is available at NAR: She had heard "by the grapevine" and mistakenly believedthat she absolutely had to acquire property exactly likeher relinquished property. I discovered this as we started to scope out her property options, and we talked about what they could be. She confessed that she had been distressed about how she was going to find an exact match.
She really was quite thrilled , in fact … (10 comments)

eco investing: 1031 = Pure Possibility (2) - 10/11/06 03:42 PM
I like the idea of talking with serious Investors...I am seriously attracted to getting right to the Point. The 1031 http://www.janeanne.com/resources.asp  provides this for me and my team.
I like the idea of serious Investors also being serious Stewards of the LAND...and especially the beloved land of my far-Grandfather here in the Appalachians. The 1031 Like-Kind Exchange also provides this opportunity. I like the idea of cooperating with other real estate professionals who are intrigued with 1031s.
Here is a 1031 scenario YOU might like...
Scenario :
Let's say you are an ECOconscious Investor(or your client is) interested in a "simple swap" where you trade 150 acres that you own in … (0 comments)

eco investing: 1031 Could = Pure Possibility for ECO Investors - 10/11/06 11:47 AM
OK! What Are These 1031 Exchanges...REALLY!??  Some Say "Pure Possibility!"
We all may be familiar with the standard definition...."The 1031 Like Kind Exchange is a transaction that involves property held for productive use in a trade or business or for investment (except inventory and stocks and bonds) for property of the same type."
These little tax-deferral treasures have various monikers:"1031s", "Like Kind Exchanges",  "Starker Exchanges", "Deferred Exchanges", "Land Swaps", "Trades". OH! and the 1031s can include real property, fleets of equipment such as airliners, trucks, buses, and so forth.
Maybe that's why I have  met a few people who just worry and wonder about this tax … (3 comments)

eco investing: The "Broader View" Scenario in Value-Added Real Estate (part 2) - 10/08/06 08:35 AM
Tonight I am writing about the "broader view" in value-added real estate investing- it includes natural capital.
I have seen many situations in which a  real estate portfolio has grow via the 1031 Like Kind Exchange while it also was creating positive possibilities now and into the future . . .Here is one example . . .
A husband and wife team developed a plan for ecological land use in  a Private Land Trust/Preserve.Throughout the thousand-plus acre Preserve they carefully, and over a period of years and by hand, carved out horse-friendly trails through connected wildlands. They then created picnic spots along the way where mountain laurels … (6 comments)
