I lost another transaction last week due to a short sale negotiator not accepting my cash buyer transaction. My buyer was the representative of a Limited Liability Company, and our offer was cash. At first I was told the cash offer, at approximately 15% below market price was accepted. Then, when the negotiator got around to looking at the offer and realized it was an LLC, I was told that the only way the bank would take my buyer's offer was if it was at market price for the home, no cash discount. Bank Owned Homes With Occupants Included. Sometimes occupants can be hostile and no information about a lease, possible lease, eviction attempt or possibility of an eviction can be obtained!
