southwest real estate: Get Rid Of The PopCorn Ceilings ~ If You Are A Serious Seller

We don't have a lot of older homes with the popcorn ceilings here in Temecula. Temecula is a Newer City that has only been incorporated since December 1, 1989.
So, when my client asked me the question about how much cost was involved to remove the acoustical ceiling of the 2000 sq. ft. ceiling, I was showing him in Starlight Ridge, I didn't know.
But here's what I found out: In order to remove and re-texture an acoustical ceiling from a professional company who does really quality work it would be approximately $2,000 for a $2,000 square foot home.

There's a new law the real estate industry needs to be aware of, and it has a HUGE bite to it! $32,500 fines (and that's even for the first offense), licenses revoked and suspended, lawsuits, neighborhood watchdogs on the prowl, OUCH! We are not talking about slaps on the wrist. You think the EPA is serious when they passed the new law concerning renovations on pre-1978 properties which took effect on April 22, 2010? How does this affect the real estate industry including Realtors, buyers, sellers, investors, homeowners, contractors, etc.?

PROPERTY INVESTMENT SCHEMES
Here's the scenario: Hopeful Investors attend a presentation, sometimes they are free and sometimes they cost money to attend. These seminar organizers aim to persuade attendees to hand over large amounts of money or to enroll on a course promising to make them a successful property dealer, usually involving "no money down".
Schemes can involve the offer of buying soon-to-be built properties at a huge discount. Other variations include a lease management scheme where companies offer to locate, re-build and manage apartment or condominium complexes. Of course they claim excellent returns from rental income. These properties are generally near-derelict and the tenants non-existent.

Just for fun and to say you saw something that occurs only every 19 years....look at the moon this New Year's Eve. Although a Blue Moon, which is the term for two full moons in each month, occur several times per year. The last time one occurred on New Year's Eve was 19 years ago. It will be 19 years before it happens again.
Blue moon is just a name or a phrase and has no technical meaning. Two moons happening in the same month does not mean the moon will be blue either. Again, it's just a phrase, however … (14 comments)

Temecula Crown Hill - I love Temecula, so many beautiful areas, the wineries, the Country Like settings just a few miles from the freeway. I've lived in Murrieta, Temecula Wine Country and now Crown Hill again.
One of the delights of living so close to the Wine Country is that we have a hot air balloon sighting almost every day. But....its not everyday that we have one land in front of our house!!!
