Average home sales prices rose 8% in 2015 and the number of sales jumped 21%. That means we are nearing the market highs of 2007-08, before the Big Tumble clipped 29.5% off home prices on the Eastern Shore. What to make of things then, and now? Home sales are blistering hot with 525 sales in Spanish Fort, Daphne and Fairhope in the 2nd Quarter of 2015. This one quarter eclipses any records I have since I started this newsletter back in the early 2000s. It’s better than after Hurricane Ivan in 2004, when so many in south Baldwin County retreated to the Eastern Shore while they rebuilt at the beach. Home sales spiked in May, with an increase of 31% over the previous month on the Eastern Shore of Mobile, Ala. Sales in Spanish Fort, Daphne and Fairhope increased from 147 to 194. Prices also increased 2 percent and days on market dropped to 4.5 months on the Eastern Shore of the Mobile, Ala., metro area. Sellers on average sliced 2.5 percent off their list price in order to sell. Pending sales also rose, as did the number of homes for sale. The Eastern Shore of Mobile, Ala., metro market continues to trend to the upside with home sales and pending sales up and inventory declining. But it’s pending sales that show the strongest increase at 27 percent (193 the first week in April vs 245 this first week in May). Sales were up 7 percent in April compared to March. December home sales were more ho-hum than ho-ho-ho. Not bad but not spectacular. On the Eastern Shore of the Mobile, Alabama, metro area, there were 81 homes closed, down slightly from 84 in November. Average sale prices, as well as the median price, took hits largely due to the fact that 37% of home sales in Spanish Fort, Daphne and Fairhope were foreclosures. Another 23% were new homes.
