buy a home in scottsdale: Will Your House Fail the Tissue Test? - 07/24/18 08:53 PM
Will Your House Fail the Tissue Test?

What’s a tissue test?  Does it have anything to do with the “white glove” treatment?  Does the tissue test have anything to do with dust?  Or is it something else altogether?  The answer might surprise you.

It has nothing to do with dust, although it could be a related topic.  The tissue test has to do with a component of air quality, as in moisture or humidity inside your home.   How much humidity is in your home?  Have you checked lately?

One component of comfort in our homes is indoor air quality.  Our homes' indoor … (53 comments)

buy a home in scottsdale: Knowing What to Say in Real Estate - 08/08/17 06:21 PM
Thanks to Anna's contest regarding Best Business Practices, some great memories are surfacing!  Remembering my first few weeks in the business in 2003 reminds me of some valuable lessons learned.

My first year in business was like a lot of new agents.  Only thing is I was new to Phoenix as well and newly single to boot.

I didn't have a clue what to say to others about real estate because I was just getting started; however, like a lot of folks I had past careers to draw from. Knowing What to Say in Real Estate wasn't easy, but thinking back … (24 comments)

buy a home in scottsdale: Why Do We Have to Meet Before Looking at Homes? - 06/14/17 09:37 PM
Why Do We Have to Meet Before Looking At Homes?

The caller identified that they wanted to see a home I had listed for sale.  I asked some pertinent questions as to how they found the home?  Did she find the home online?  Was she driving in the neighborhood and found it?

The caller said they saw my listing online and asked the price of the home.  I told them it was listed at $405,000.  "Oh!" he said.  I could tell by his response that he was surprised it twas that expensive.  I'm not sure what he was expecting.  After all the … (7 comments)

buy a home in scottsdale: Pocket Listing Kills the Sale - 02/04/17 07:17 PM
This past week has been a royal circus.  Scottsdale homes under $400,000 are selling quickly if they are clean, updated, and in good locations.  The ones that sell the fastest are priced right and the glossy pictures are a testament to the effort engaged from the get-go by the listing agent. A good listing agent knows how to read between the lines and interpret a buyers' contract as it benefits a seller.

Being engaged as a listing agent means understanding the current market and accurately pricing homes according to their condition so that homes sell faster and for more money.  Homes … (13 comments)

buy a home in scottsdale: My Firsts in Real Estate - 10/25/16 06:57 AM
There are several memorable firsts in real estate that you'll wonder if I made this stuff up.   I still remember details vividly because I was inexperienced, but "willing to learn" as I had told seasoned agents.
My first sale started out as an open house was in McCormick Ranch in Scottsdale after being in business three weeks.  I didn't have any listings and was told that I should ask a seasoned agent if I could sit one of his open houses to pick up buyer clients.  He was a veteran with a team of agents.  He asked me if I had any … (23 comments)

buy a home in scottsdale: But You Can't See it Whenever You Want - 07/28/15 01:34 PM
But You Can't See it Whever you Want! -
My buyer client is at the end of an inspection period on a townhome being purchased in Scottsdale.  My buyers are really excited about this purchase as it is across the way from ponds, walking paths, including ducks and 15 miles of green spaces. For anyone that likes wo walk, this is it!
We are down to the wire on accepting the townhome as it sits, with no repairs.  Are there repairs that could be requested?  Yes.  In a word, we are accepting it as is so that the seller won't have to make … (15 comments)

buy a home in scottsdale: Beware of Unlicensed Contractors - 04/26/15 06:45 AM
Beware of Unlicensed Contractors

During the course of working on a contract for my client (seller) I happened upon an interesting scenario and feel it wise to relay to the public.  I've listed a home for sale that has had a lot of repairs and upgrades recently.  He has been diligently working on getting the home ready for sale, providing great features and repairing items by his handyman and various contractors.
He is aware of the types of issues that might surface in a home inspection because he was able to purchase a home before selling his current home, and attended the home … (11 comments)

buy a home in scottsdale: Buying a Home - 12/20/12 06:58 AM
Buying a Home
If you’re in the market for a home in Scottsdale, it’s best to be prepared by having established relationships with an experienced lender and real estate agent.  The lender and real estate agent will guide you and answer your questions as they relate to the current housing market.
Buying a Home  will include being pre-approved for a mortgage so you’ll know your purchasing power.  You’ll also need to have provided a lender with the required financial documentation and complete a loan application.  Once these steps are accomplished, it’s time to sit down with a real estate agent.
In that first … (2 comments)
