3rd Time is a Charm!
Today, my buyer client and I started all over again, 3rd Time is a Charm. We started the process of viewing homes, but this time in a different zip code.  Our goal is to find a home with a minimum of 3 bedrooms, 2 bathrooms, at least 1500 square feet, no homeowners association, and a decent kitchen for under $250,000.  We're starting over because we've written two contracts and both have had to be cancelled.

I've written in the past about contractors, sellers, and agents listing homes that are being resold quickly for profit.  I call this "fix and flips" simply because of the quick turn around for profit, less attention to detail, practically no disclosure, and the multitude of problems that follow.
Sometimes I wonder (Carrie-esk style of writing), do these "flippers" actually get home inspections when they purchase these homes?  Or are they bought with the "faith and hope" that someone will buy them and not notice the defects that are so obvious?  One can only guess!

My buyer closed on her home today - It Sold, It Didn't Appraise - A Meeting of the Minds.  It was a defeated sort of celebration.  She bought this home for herself, intending to start her new life in a "new" home.  The home was a 1961 foreclosure, renovated/remodeled, and re-sold for a profit.  This is nothing new in Phoenix, but for her, it was HER NEW home.
