July, 2022 has brought changes to the real estate market in Phoenix, Arizona. The wave across the country is rising inventory and price reductions.   The number of sales is less than 2021 year over year; however, we're experiencing a market correction, not a housing crash.  The last 2 years of price increases with unrealistic demands were simply not sustainable.  Homeowners have a lot of equity and good FICO scores, entirely different than the housing recession.

The opening graphic for the June housing market report reflects a tiny bump in foreclosures.  Tiny because if you look historically, these are still very low Notices of Default.  In Arizona, a Notice of Default is issued when someone has missed three mortgage payments.  If the home owner misses three more mortgage payments, the home is officially listed as a foreclosure with the home will either be referred to HUD to sell, be sold at auction on the courthouse steps.  Either way, these numbers are still very low and should put rumors to rest about mounting foreclosures in the Phoenix metro … (7 comments)

Active listings have risen 21% year over year for April, 2022.  Homes are still selling quickly as Phoenix is a relocation, tourist and retirement destination.   With rising interest rates, some are being priced out of the homes they are interested in buying. 
 
Homes are still selling in record time!  This chart reflects that homes are taking 25 days to sell.  That's the same number of days it took to sell a house in Phoenix in June, 2021.   Record quick sales!

Housing markets across the country are seeing the same phenomenon, low inventory, rising prices and buyer demand exceeding available supply of housing.  Cromford Reports are used to reference all sales activity for all of Maricopa County, which is about a 500 square mile area, which we'll call the Phoenix Metro Area.
