You're fulfilling a dream that you've had for years - building a new home out in the county.  You're in an area that is all new with neighbors far apart and the setting feels ideal.  But is it legal? 
 
In Arizona, parcels of land that are subdivided into more 6 lots or more and resold become subdivisions.  THE MOST IMPORTANT thing to watch for is a Public Report.  
 
If you are building a new home and have not received a public report, the subdivider of your subdivision of over 6 lots is building an illegal subdivision.

You're down to the final few days before the close of escrow for your home.  Your REALTOR® has just informed you of the need to do a "walk through."  What is a Walk Through?  After all, I've been in the home a few times, signed all the paperwork, and working on my move.  Why would I want to do a "walk through?"  
 
According to our contract  in Arizona, the buyer shall have the opportunity to perform a walk through prior to close of escrow.  The ideal time is at least three days prior to close of escrow.

As we head into the summer months the Phoenix Housing Market Upudate, April 2017 is picking up speed and inventory is dropping.  Currently there are 18, 216 homes and condos for sale on our Arizona Regional MLS.  
 
Currently, it takes about 78 days for a home to sell in Maricopa County for this Phoenix Housing Market Update, April 2017.  This is across the board so if you are seeing this and want more specific city and zip code information, please contact me.

Lowes Partnering with SoloPro for Limited Real Estate Services- 
 
Lowes has recently been reported to be an investor in SoloPro.  SoloPro is a site offering flat fee real estate services and offers 3% cash back after closing.  This is yet one more effort to "unbundle" real estate services.  Unbundling real estate services is an effort to eliminate some services real estate agents provide and in my opinion, a direct slam on the industry by Lowes.
