How do Shared Wells Work?   In Arizona that's a good question!  
The following may not represent the conditions of every Shared Well in Arizona and should be considered as a guideline in nature. 
A Shared Well is typically shared between adjacent homeowners who each use a portion of the water.  When a home is bought/sold that is using a shared well, the sale must be documented and disclosed to all parties. 
Disclosure in Arizona includes using the Arization Department of REALTORS® "Domestic Water Well/Water Use Addendum."  
The Well Addendum stipulates to the

The weather in Scottsdale today is 58 degrees.  Pretty nice weather for January!  There are many changes along with the Seasonal Changes in Scottsdale.  As our temperatures cool down seasonal visitors and residents start to arrive.  Restaurants and businesses also adjust to the seasonal changes in Scottsdale.  But another facet of nature changes and sometimes goes unnoticed.  
One of the many changes that occur with the cooler weather is with the local wildlife.  The javalina pictured above are frequent visitors and best left alone.

Today was a Successful Day! What does that mean?  
It means many things to many people. For me it was a great day of showcasing my business model to my fellow office mates and giving them tips and tricks to help them close sales.  Another aspect of this is to bring me in on their listings to help provide value for uncommon energy efficient features, since none of them has this training.

Scottsdale Housing Statistics and prices for single family homes, according to the Arizona Regional MLS, range from $150,000 with a little over 1,000 sq ft to $24.5 million for just over 20,000 sq ft.  The range of home prices creates an interesting comparison from South to North Scottsdale.  These are single family homes only, although including condos, patio homes and manufactured homes has little bearing for Scottsdale Housing Statistics.

    The housing market is improving overall in Phoenix, which is good news mostly.  These are a few recent articles from a variety of national sources.   
Phoenix's saw 26% fewer new listings in January 2013 vs. January 2012. Low inventory is due to several factors: low interest rates, lower foreclosure rates, and fewer housing starts.  And supply problems may not end soon, according to Michael Orr, ASU.

Bunco!  I was lucky enough to remain on the list of subs in my former neighborhood for the Bunco group.  Our group consisted of loyal woman who watched out for each other as neighbors.  It was always nice to catch up, but especially this time.  You see, I sold my home November, 2009 as it was feeling pretty empty with all the kids gone.  I decided to live more simply, but that meant leaving my neighborhood of 12 years.
