burlington stager: It is time for me to Retire! - 07/14/17 11:21 AM
After 12 wonderful years as an Accredited Staging Professional, it is time for me to retire.
I have enjoyed every minute of it! I have worked with super Realtors and their clients to share in their successful sales. It was so rewarding!
I would consult on their home and give them a plan of action and then they would carry it out. My aim was always to change them from living mode to selling mode without removing the 'home' feeling. I wanted the buyers to see a home that had been well maintained and appealing.
I have followed so many of you through your … (8 comments)

burlington stager: I've never used a Stager. Staging in Burlington - 04/20/16 09:39 AM
It's not too often that I meet a Realtor who has never used a Stager these days.
In my area, Staging has become the norm when selling a home.
I was referred to this Realtor by colleague. Thank you!
The agent wanted to know how it worked.
I began by telling them it was my job to switch the seller from living mode to selling mode.
It would cover:
Curb Appeal
Each room in the home.
The yard.
Updating needed
Repairs needed
Colors
Clutter
Furniture placement
Highlighting features
and on I went.
The agent couldn't believe that all of this would be taken care of for them. So, I have a new friend!
Don't be afraid to add … (5 comments)

burlington stager: Remembrance Day 2015 - Burlington - 11/11/15 01:10 AM
I just got home from attending the Rememberance Day services at Burlington City Hall. It was very special. As the adults paid attention to the service, my eyes were drawn to the German Shepard whimpering to it's owner as if he knew and the little girl wrapping a blanket around her kitty doll to keep it warm as she rocked it.

Life carries on because of what others have sacrificed  for us.

burlington stager: Home Staging Tip- Stand Out Like a Red Sweater! - 11/06/15 12:20 AM
Kathy Strieb is right. It is important to make your home stand out from the rest. It may take time to 'knit' that red sweater but it's worth the time and effort. Help buyers see the benefits of choosing your home over similar homes on the market.
Home Staging Tip- Stand Out Like a Red Sweater!

Even though it is currently a seller’s market, you don’t want to leave the sale of your home to chance.  And, you want to do what you can to protect your investment.

Years ago when I placed office support staff, we would tell our … (3 comments)

burlington stager: Sometimes you just have to. Staging in Burlington - 03/12/15 02:00 AM
You bought your home.
You decorated your home and lived in it quite happily.
Now you are going to sell that home. It's perfect so buyers will love it.
Maybe not.
While you were living happily, decor styles have probably changed. Your wonderful work is now dated.
Sometimes you just have to update before placing your home on the market.
Those creamy yellow walls are no longer 'in'. That red kitchen may 'stimulate appetite and conversation' but will not appeal to most buyers. Having every room a different color is keeping your home from flowing.
The light fixtures can also be … (6 comments)

burlington stager: The $$$ and Sense of $taging - Burlington Stager - 02/26/15 12:36 AM
Selling your home?
Don't write off Staging as an expense you cannot afford. Staging is all about helping you get the best possible price for your home in the shortest possible time.
There is a level of Staging that will fit into your budget.
Start with a consult. This will give you a plan to follow as you prepare your home for sale. With the help of your Stager you can decide the most effective way to use the funds available. Should you paint, update a fixture, replace flooring, rent furniture?
Staging starts with Sweat Equity. It costs you nothing but … (6 comments)

burlington stager: No hiding or distracting allowed. Staging in Burlington - 05/21/14 01:08 AM

Staging is not about hiding things. It is about highlighting the features of the home and showing the buyers how to live comfortably with a negative feature.

So, yes those broken tiles and faulty underlay have to be fixed. Placing that carpet over it is not an answer.
The water damaged bathroom vanity cabinet has to be repaired or replaced.
You cannot hide the damage to the kitchen counter by placing something on top.
The hole in the wall must be filled and painted. A large print is not the answer.
Staging is about more than fluffing pillows. It … (12 comments)

burlington stager: NH Home Staging Tip - Mulch Adds Perceived Value To Your Property - 04/14/14 09:08 AM

Sharon Tara a stager from New Hampshire is so right!
During the early spring when the temperatures are in flux and it's too early for flowers, mulch is a great way to show buyers a well maintained garden.
Curb appeal is important no matter what the season.

If your New Hampshire home is currently on the market, you can no longer use the snow as an excuse not to improve your home's curb appeal.  That brutal winter is finally behind us and we are once again seeing our lawns and flower beds. Spring yard work has begun to take … (3 comments)

burlington stager: How not to hurt the Seller's feelings. Burlington Stagers Advice - 04/06/14 02:20 AM
When people find out I'm a Stager, one of the first questions is 'How do you tell the sellers about their home without hurting their feelings?'
I think that is one of the reasons Realtors hire a Stager to do a consult. They don't want to tell their client those uncomfortable truths about their home.
For me it all boils down to the credo I was taught during my training: Honor the client and their possessions.

Always remember you are in someone's home, their refuge from the world.
I am not there to critique their lifestyle. I am there to … (6 comments)

burlington stager: Putting Lipstick on a Pig - A Burlington Stager's Perspective - 01/09/14 12:23 AM
I read a post by Gabrielle Kamahele with the phrase 'lipstick on a pig'. Her post wasn't what I expected. It was from a Realtor's perspective - about realtor and client interaction.
Her post got me thinking.
As a Burlington Stager, my mind automatically goes to a home's appearance when I hear that phrase.
The 'pig' is usually a house that is dirty and/or in poor condition.
The 'lipstick' is staging.
We Stagers can be called to a home for a quote. The Seller wants pictures hung, furniture placed and accessories installed in hopes of a good sale. While staging can show … (16 comments)

burlington stager: What's David Bowie Got To Do With Home Staging? - 12/30/13 12:16 AM

Subtle changes in a home can add up for maximum effect. Staging is an important part of the marketing of a home. It changes the focus of the home from the Seller/owner to the Buyer.
As Sharon Tara, a New Hampshire home stager says Making changes that others would not have thought of is what we do.
When it comes to real estate, one thing is certain....CHANGE.
I'm not talking about the obvious....changing location, moving from one home to another.  I'm talking about the changes that must take place in order to prepare and present a house for sale. This is … (4 comments)

burlington stager: Why isn't my house selling? Staging in Burlington - 08/30/13 12:22 PM
So often Sellers have trouble seeing their home as a product.
To them it is the perfect home. It is full of memories that color their vision with rose colored glasses.
The buyer has no rose colored glasses.
Selling a home is a competition and each home has to compete with the other homes on the market. This means if the buyer feels a home lacks something, they will move on to the next.
This is why Stagers aim to please the pickiest buyer... the 'move-in condition' buyer. They want to move in, put their things away and go to work … (6 comments)

burlington stager: That Eye of Experience. Staging in Burlington - 08/13/13 11:18 AM
It never ceases to amaze me when I see odd designs in homes done in the name of 'open concept'.
In this home, the fireplace is really sitting in a hallway or high traffic area. My client had bought a mantle surround but could not use it because it would stick out too far into what was really a narrow hall.
You may also notice that the family room has only one wall. All the rest of the room is full of archways and window.
You couldn't get to the kitchen from the family room without moving the love … (10 comments)

burlington stager: Selling 'AS IS' may not be your best option. Staging in Burlington - 08/09/13 03:56 AM
Owning a home is an investment.
Even if it is not your primary residence, has no mortgage, you have money tied up in it.
It surprises me when I meet a client who is ready to 'dump' a property and lose on their ROI.
The home is usually a little older, may have been rented out and no 'improvements' have been made over the years. It has become a sad time capsule from the past.
I know that with some updating the home will sell faster and for more money.
You want to attract the type of buyer that is willing … (4 comments)

burlington stager: The Wallpaper debate continues. Staging in Burlington - 08/02/13 06:28 AM
Is Wallpaper a good or bad thing to have in your home when you are selling?
As a Burlington Stager, I deal with this issue in clients' homes.
I can only tell my clients that I see the homes of a wide variety of sellers. I see how they like to live and what they will be bringing with them to their next home.
Most younger families do not use wallpaper in their decor. Paint is the norm for most rooms. If there is anything on the walls, it is removable decals in a child's room.
Wallpaper tends to be in … (8 comments)

burlington stager: Are you ready to compete! Staging in Burlington - 07/07/13 10:20 AM

Are you ready to compete!
I hope you are! Because selling a home is a competition. You are vying for that buyer's offer.
It doesn't matter if your home is a new build or an older home, you must attract the buyers.
Your home must offer something the others don't.
That is where Staging a home proves invaluable. Staging is about highlighting the features of your home for buyers. Show the buyers why your home should be their home.
Staging is more than fluffing pillows. A Staging Consult covers the home from top to bottom; inside and out.
Your MLS … (4 comments)
