dont ignore repairs: If you don't want the expense neither will the buyers.

Sellers quite often hope they can ignore a problem with their home. They don't want to go to the expense of doing the necessary repair.
The problem is, the buyer isn't going to want to deal with that problem either. If they do accept the fact that they will have to make the repair, they will reduce their offer to cover the cost.
