As a Burlington Home Stager, one of the hardest concepts to get across to a client is how the 'Focus' of their home has to change. When you are living in a space, the Focus of the home is on you, the owner, and your needs. However, when you become a Seller, the Focus of the home must change to that of the Buyer. Each space in the home must be seen from the Buyer's perspective as they walk through the rooms. Like the Buyer, a Stager has no history of experiences in the home that will color their perspective. You're thinking of putting your home on the market in the Spring. Your home is getting older. Some of the features look dated now. The truth is that the more 'move-in' ready your home is the more Buyers it will attract. Just how much do you need to do to get it ready for the market? You have to decide if you are going to 'update' or 'renovate'. Updating can be as simple as painting with a more current color scheme. It also can include new lighting. The Truth can be a hard pill to swallow but it's still a Stager's job to give it. One can try to sugar coat it to make it more palatable but underneath that truth is still there. As Stagers we work with many types of clients. Some are open and ready to hear the best way to prepare their home for sale. Some don't understand the process so resist until they hear the reasoning behind the suggestions. Others feel they know it all, their home is perfect and a consult is a waste of time. As Sharon Tara says 'what a buyer sees is what a buyer believes.' Those visual messages are what evokes that emotional attachment from the buyer. The buyer's perspective is their reality for the short time they are in a home. Selling your New Hampshire house requires vision.....A BUYER'S VISION. In their search for a new home, buyers are most influenced by visual appearance. Yes, location and price are used to narrow the field, but it's what they visually see on the MLS and what they visually see at showings that determine which seller will receive their offer.
