Real estate market trends are hard to keep up with. It is difficult even for those of us who work in the industry to grasp exactly what to believe and not to believe unless we do the research for ourselves. Recent reports indicate there are major cities around the nation who are beginning to see property value increases! That is great news. I can’t say that we are having that experience in our metro Atlanta market; however, there are pockets of areas where property values are on the upswing. atlanta: METRO ATLANTA - OCTOBER 2011 FORECLOSURES - 10/11/11 07:31 AM

October foreclosures for Metro Atlanta is up 16% over September 2011. A total of 8,845 foreclosure notices went out compared to 7,634 notices sent out in September. Gwinnett County once again leads the area counties with the most foreclosure notices sent with a total of 1,889 notices. According to an article by Christopher Quinn (Atlanta Journal-Constitution) approximately 70 percent of the notices sent out in October had "run in a prior period."To read more:  Metro Atlanta Foreclosures Rise Again

Clark Howard recently stated that we are now seeing the lowest mortgage rates that we will ever see in our lifetime! And he is right. In August, mortgage rates dropped below the lows of  November 2010. On Tuesday, August 23, The Freddie Mac Primary Mortgage Market Survey reported that the 30-year fixed rate averaged 4.15% which was down from the previous week average of 4.32%. HUD and the U.S. Department of the Treasury released the March edition of the Obama Administration's Housing Scorecard. Nationally, the numbers continue to reflect how fragile our housing market is overall. The report showed dips in home sales and prices. The continuation of foreclosures is keeping home prices depressed. Locally, we saw a 10 percent decline in sales March 2011 compared to one year ago.

The number of homes sold was down according to Trendgraphix when compared to January a year ago. This is hopefully not going to be an indicator of things to come for 2011 in our local Atlanta real estate market. As the graph indicates, 41,516 units sold in the month of January, 2011 which is down approximately (-) 0.05% from January 2010.

We missed the bullet with ICE....THANK YOU!!!!  With about 8 inches of snow on the ground, I am glad I can work from home.
This is Gracie. My VERY beloved,barely 10 lbs miniature dachshound.She is a love! And, she is NOThappy about being out in the snow.She has had enough and is headedin!!!
The snow is BEAUTIFUL!  The great thing about snow in the South, is it gives you permission to be lazy and just.....BE!
Our back yard:  We have a gorgeous back yard in the springand summer. But this ain't so bad either!

The Atlanta real estate market continues to struggle with foreclosures and short sales.  Unemployment continues to hold our real estate market down and Gwinnett County specifically continues to lead the metro counties in distressed properties hitting the market. Nationally, however, Realty Times has an article out quoting Laurence Yun, chief economist for NAR, as painting a promising picture for the real estate markets overall in 2011.

According to the National Association of Realtors (NAR),  the success of a housing recovery will lay at the door step of job creation and availability of credit.  The tightening of underwriting guidelines is also stifling the housing recovery. And, in the same article, it is projected IF the Bush tax cuts are extended across the board, it could "help create an additional 400,000 jobs in 2011, helping to increase home sales by another 60,000-80,000."  (read more:  Realtor.org)

 The numbers speak for themselves. 
Still little to no improvement in the Atlanta market place regardless of what you hear in the media. However, interest rates are great and home values are stabilizing. The market continues to move along as "The Little Red Engine That Could"; "I think I can, I think I can." And in the end, I have total optimism that the Atlanta real estate market will recover and we will sing loud and clear, "I thought I could, I thought I could!"
