We close the door on 2009 and from my perspective if you are still in the real estate business you deserve a HUGE pat on the back. It was tough out there, but houses were selling. It became a huge dose of reality that if you wanted to survive you had to learn a new way of working AND be diligent. The good news for November was the increase of 27% in units closed. This follows October with a 13% increase. All good news. I don't think we can call this an upswing in our real estate market nor the beginning of good things to come. More to the truth would be the "anticipated" end to the First Time Home Buyer Tax Credit - indicated by the Average Sold Price.
I anticipate the numbers for December will be lower; but I do think we will see an early spring selling season. The extended $8000 First Time Home Buyer Tax Credit; and, the $6500 Seller … (0 comments)

As usual I am a bit behind the 8 ball on this report; but I always figure late is better than never.
Looking in the rear view mirror at October 2009 and a recap of the October, 2009 report by Steve Palm/Smart Numbers it would appear the month of October provided the strongest year-to-year percentage increase in Atlanta home sales closings since May, 2006.
And the bright, shining light? The Atlanta market housing inventory levels continue to drop giving indications of an improvement in the housing market; but it is my opinion that as long as unemployment stands at 10.2% a continued uptick in the Atlanta housing market may be difficult … (0 comments)

What a pleasant surprise to see December '08 out-perform November '08. In November we saw only 2,471 detached family units sold while in December we finished with 3,212 units. Not bad for a month usually devoted to Holiday shopping, parties and time with family and friends. Just as interesting, is an increase in average pricing: $204,800 in December while November average sold price was $196,833.
Attached single housing faired about the same:  December closed with 476 units while November '08 closed with 367 units. And, pricing on attached single family homes also followed suit with the detached: December '08 the average … (1 comments)

There was some glimmer of hope in September, 2008; but, what a difference a month makes. October number results are more gloomy than anticipated.
A decline of nearly 29% in closings for ALL residential properties was noted this month compared to a year ago. Ranks as the 23rd year-to-year percentage decline. According to RealtyTrac, Georgia's foreclosure inventory is declining; but, the state still ranks as one of the country's highest  in foreclosure inventory Home prices were down approximately 9% from a year ago 9,900 foreclosure filings in October Predications loom a 4.5% interest rate on NEW mortgage loans will be approved … (0 comments)

Finally, someone has decided to find a silver lining in the current U.S. real estate market! While the media continually spouts the glass half empty perpetuating a negative impact on our current real estate market, the reality is there are markets out there who are performing quite well...thank you very much!
